Description
The Director of Construction Operations – Multifamily Division is responsible for leading construction execution across the company’s growing multifamily portfolio. This role oversees the GC bid/selection process and monitors all construction operations on-site, ensuring projects are delivered on time, within budget, and to the highest quality standards. The Director works closely with executives and cross-functional teams to align construction delivery with financial and strategic objectives. This position reports directly to the SVP of Multifamily & Property Management.
Duties & Responsibilities:
Preconstruction & Bidding
- Lead the GC bid and RFP process, including preparation of bid documents, contractor evaluation, and contract negotiations.
- Provide recommendations on GC selection, contract terms, and cost strategies based on project goals.
- Partner with development, design, and finance teams to align construction strategies with pro forma and operational objectives.
Construction Operations
- Oversee all on-site construction activity across multiple markets, conducting regular site visits and progress reviews.
- Monitor contractor performance in schedule adherence, cost control, quality assurance, and safety compliance.
- Review change orders, pay applications, and progress reports, ensuring transparency and alignment with project budgets.
- Mitigate risks and resolve issues by working closely with GCs, consultants, and municipal officials.
Leadership & Collaboration
- Play an active role in shaping project delivery strategies while identifying future team development opportunities and staffing requirements.
- Partner with property management team to ensure smooth handoff and lease-up readiness.
- Represent the company in meetings with contractors, consultants, city officials, and investors.
Performance Metrics
- On-time and on-budget project delivery across multiple states.
- Effective cost management and value creation through GC bidding and contract oversight.
- Consistent achievement of quality and safety standards.
- Strong coordination with cross-functional teams and external partners.
Requirements
- Experience in construction management
- Strong knowledge of construction processes, building codes, and safety regulations
- Proven track record overseeing GC bidding, contract negotiation, and delivery of large-scale apartment communities.
- Skilled in project budgeting, scheduling, cost control, and quality oversight.
- Excellent leadership, communication, and negotiation skills.
- Proficiency in construction/project management software (e.g., Procore, MS Project, or similar).
Preferred Qualifications
- 10+ years of progressive experience in construction management, with a strong background in multifamily projects.
- Bachelor’s degree in Construction Management, Engineering, or a related field preferred, or equivalent experience. Certifications such as PMP or OSHA 30 are a plus.
Physical Demands
- Lifting up to 20 pounds occasionally and frequently moving small objects
- Frequently sitting for long periods of time
- Walking or standing occasionally
- This position works mostly indoors going outdoors may be frequently required
- Must have manual use of hands and vision to use computer constantly
