Position Summary:

The Director of Construction Management will oversee and personally establish and drive all ground-up and construction projects for the company's private destination portfolio across the globe. This position will negotiate and ensure accuracy of contractor proposals, labor, materials, basic contractor deal terms, etc. He/she will also select contractors, architects, professional consultants, and materials, and manage bidding, budgets, and schedules. 

 

Essential Duties and Responsibilities:
 

  • Learn the relevant regulatory process for each project locale.
  • Will be responsible for the development of a construction org reporting directly to the VP
  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. 
  • Performs other duties as required.  This job description in no way states or implies that these are the only duties to be performed by the employee occupying this position. Employees will be required to perform other job-related duties assigned by their supervisor or management. 
  • Partners with the AVP and VP to establish the department’s operating and capital budget; reviews and provides continual updates; tracks actual expenses vs. forecast and makes recommendations to ensure budgetary compliance.  Creates, monitors and assists in the development of budgets, business plans and controls with the objective to improve construction efficiencies.  Compiles key metrics and high-level presentations to summarize the performance of construction sites. 
  • Formulates, recommends and implements procedural guidelines and specific audit and operational procedures and communicates to affected parties.  Follow-up on procedural, audit and operational data with all stakeholders to initiate and monitor corrective actions as required.
  • Meet with and elicit feedback from relevant city, county, state departments and agencies, and measure attitudes of their personnel and community representatives with respect to our project plans. 
  • Proactively drive each aspect of the development and construction process, review and approve all critical work by design and construction professionals, and hold said parties strictly accountable.
  • Conduct on-site inspections and meetings and assess contractors’ work. 
  • The ability to organize and manage complex processes with multiple entities is essential. 
  • Communicate regularly with our company officers to achieve established goals for each property under development. 
  • Over 50% Travel

 

 

Financial Responsibility:

 

  • Responsible for implementing and coordinating financial activities, operating and capital budgets, tracking actual expenses vs. forecast, and making recommendations to ensure budgetary compliance for the Department and select investments

 

Qualifications, Knowledge & Skills:

  • Bachelor’s degree required in Construction, Civil Engineering or equivalent; MBA preferred
  • A minimum of 15 years’ experience as a construction / development director, or similar role.
  • Extensive experience as a commercial general contractor (licensed is preferable) or project manager.
  • Experience with land valuation, drone surveys, cadastral surveys, topographical surveys, test pit investigation, geotechnical investigation, environmental permit applications process and ecological assessment of sites.
  • Experience with marine due diligence to determine feasibility (i.e., wave downtime analysis, bathymetry, benthic habitat -assessments, etc.)
