Harmoniq Residential is seeking a skilled and dedicated Residential Maintenance Technician to maintain the beautiful and well-kept COAST at Lakeshore Commons property. This stunning community offers residents a blend of serene lakeside views, modern amenities, and meticulously maintained outdoor spaces. As a Maintenance Technician, you will play an essential role in preserving the property's high standards by ensuring its optimal function and appearance.

About COAST at Lakeshore Commons: Located in the heart of the Metro-Milwaukee area, COAST at Lakeshore Commons provides residents with an exceptional living experience. The property is set along picturesque waterfront views and features lush, well-maintained landscaping, spacious outdoor gathering areas, and state-of-the-art amenities. Residents enjoy access to beautiful common areas, serene walking paths, and unparalleled lakefront living.

Key Responsibilities:

• Interior/Exterior Building Walks: Perform regular inspections to ensure that both the interior and exterior of the buildings are in excellent condition.
• Lawn Care: Maintain the lush greenery surrounding the property, including regular lawn mowing and landscaping.
• Lighting Maintenance: Replace light bulbs, change out ballasts, and troubleshoot any lighting issues.
• Unit Turns: Prepare units for new residents by painting, light cleaning, and performing general maintenance fixes.
• Hardware Maintenance: Change out door handles and perform necessary door adjustments.
• HVAC: Change filters, adjust belts, clean coils, troubleshoot systems, and make thermostat adjustments.
• Electrical: Complete minor electrical repairs and maintenance.
• Plumbing: Handle minor leaks, replace sinks, and troubleshoot plumbing issues.
• Cleaning: Assist with light cleaning duties, such as vacuuming and portering.
• Painting: Perform interior and exterior painting as needed to maintain the property's aesthetic appeal.
• Fire & Life Safety: Replace smoke detector batteries and troubleshoot fire safety panels.
• Vendor Management: Assist with obtaining bids and engaging vendors for specialized repairs or services.

Requirements

• Must be comfortable with technology, such as a smartphone or tablet to utilize work order systems.
• Knowledge of general maintenance processes and methods
• Working knowledge of tools, common appliances and devices
• Manual dexterity and problem-solving skills
• Good physical condition and strength with a willingness to work overtime
