Position Summary

Our corporate headquarters is seeking an Associate Financial Analyst to join the Finance and Asset Management team. The Associate Financial Analyst is responsible for spearheading analysis to drive value throughout Milhaus and our real estate portfolio while working closely with other departments. We are looking for a self-starter, who is highly collaborative, motivated, analytical and has a strong interest in real estate development, acquisitions and asset management. The analyst will be versed in multiple functional areas and will gain a breadth of experience with workflow originating from Operations, Capital Markets, Development, Asset Management and Accounting. A successful analyst will be able to understand the objective, create logical, fact-based analysis and infer what necessary information is required to drive decision making across the company and is someone looking for a long-term career in real estate.


Key Job Duties and Responsibilities:

Portfolio Management:

  • Analyze property data and reports including operating statements, rent rolls, leasing reports, and appraisals to assist in concluding feasibility of investment opportunities.
  • Perform monthly and / or quarterly reforecast analyses on lease-up and stabilized properties in the portfolio to better understand the financial health of the assets and if contingencies are sufficient to complete the project.
  • Manage the Leasing & Occupancy Database to better understand leasing trends and future occupancy.
  • Review and update information in our investor database on current and future investors.

Fundraising:

  • Working with our VPs in Capital Markets, assist in assembling the pitchbooks as needed with thoughtful analysis, research and explanation of investment opportunities. Update the Rent Comp report for the assets in fundraising to establish a benchmark.
  • Research trends, rates, pricing, occupancy, costs, utility information, etc. on a macro and micro level to ensure underwriting is accurate.
  • Fulfill ad-hoc research requests to satisfy current & prospective investor needs and questions.

Finance:

  • Working with development to perform monthly development draw updates and changes to lease up schedules and expenses.
  • Ability to apply critical thinking skills to understand the bigger picture behind the numbers and formulate recommendations for broader business thought processes as a result of the numbers.
  • Assist in development of annual operating budgets to benchmark against previous years and other assets to maximize NOI and returns
  • Monthly review of financial statements and preparation of monthly financial dashboard reports that compare to budgets and previous year results and are utilized by VPs of Accounting and Asset Management.
  • Assist cross-functional teams update financial models and pro-forma with econometrics and indexes.
  • Collaborate with and support other members of the Finance & Capital Markets teams on acquisitions, dispositions, recapitalizations, financings, and deal closings.
  • Upload Acquisition models with Income Statement and Rent Roll.
  • Assisting and participating in due diligence and closing processes of dispositions and acquisitions.
  • Help create exhibits for Investment Committee memos which are reviewed by executive leadership and necessary for deals to move forward.
  • Perform other duties and ad-hoc analyses as assigned.

Requirements

  • Bachelor's degree in Finance, Real Estate or similar field
  • Significant experience in Microsoft Office products, including advanced Excel modeling and database skills. Experience with Excel Powerquery and PowerPivot is a plus.
  • Ability to manage multiple competing priorities and work extra hours when needed
  • Can think creatively and has a desire for process improvement.
