About the role

Lincoln Property Company is seeking an Asset Manager to oversee a portfolio of industrial properties. This position is based out of Lincoln’s regional office in Dallas, Texas, where the Asset Manager will lead asset management for a growing regional portfolio of industrial properties in Dallas-Ft. Worth and Houston currently comprised of approximately 50 buildings and approaching 10 million square feet. The Asset Manager will work closely with senior management in implementing the investment strategies for each property and be responsible for the property operations, leasing and capital deployment for the portfolio.

 

In achieving the financial, asset strategy and operational goals for the portfolio, the Asset Manager will require proficiency in all areas of asset management and property management including the day-to-day operations and maintenance programs, assistance with and oversight of tenant relations, collections, financial analysis, and strategic planning.  The Asset Manager will be responsible for accuracy and timeliness of management reporting on the portfolio for senior management, investors, and institutional joint venture partners including business plans, periodic reforecasts, and all monthly/quarterly reports.  The Asset Manager will be responsible for overseeing and managing property management and asset management personnel.

 

KEY RESPONSIBILITIES

  • Provide general management and direction for a diversified portfolio of properties in executing strategic plans for the properties.
  • Provide strategy, direction, and oversight for property management teams to execute established operating strategy and achieve investment goals.
  • Visit all properties within the portfolio on a regular basis to maintain proactive tenant relations and coordinate efforts with third party leasing brokers and property managers.
  • Manage the capital improvement strategies and processes, including oversight of the construction management activities.
  • Maintain strong working relationship with institutional joint venture partners including performing regular site visits, meetings with investment partners, obtaining necessary approvals for asset management related activities, and timely submission of budget, reporting and operational requests.
  • Prepare required periodic reporting (monthly, quarterly, and annually) for each asset including monthly budget comparison/variances, property status reports, executive summaries, and investor reporting packages. 
  • Work closely with accounting in reviewing accounts receivables and reporting on collections to senior management.
  • Review and approval of accounts payable on a daily basis, with responsibility for obtaining all critical support of expenses from third party property managers as necessary.
  • Work with senior management to directly oversee disposition process of assets in portfolio including preparation of asset valuations, analysis, review of marketing material, managing due diligence and closing requirements.
  • Assist with new acquisitions as identified to be included within direct portfolio, transition new assets such that asset management assumes full accountability upon closing. This will include review of all reports (ESA, PML, PCA, Surveys, etc.) lease review and abstracting into YARDI, recovery set-up, property set up, selection of third-party PM and listing broker as appropriate).
  • Responsible for oversight and execution of the annual budget process.  This includes, in collaboration with third-party property managers, overseeing the timeline, preparation and completion of annual business plans, including revenue and expense budgets, marketing plans, and valuation models.
  • Maintain a strong knowledge of market conditions for the assigned region and cultivate diverse working relationships with tenants, vendors, brokers, and other real estate professionals in the market.

KEY ATTRIBUTES/EXPERIENCE

  • Travel and flexible hours required.
  • Minimum of 5-8 years’ experience in asset management.
  • Must be extremely proficient in Excel, Word, and Outlook.
  • Proficiency in Yardi Voyager and Argus preferred.
  • Must have excellent communication skills, leadership qualities.
  • Must have strong quantitative analysis skills.
  • Must be comfortable performing in an entrepreneurial firm.
