About the role

POSITION PURPOSE:

The Director of Facilities is responsible for the overall operation, maintenance, and adjustment of the mechanical installations and equipment and the repair and maintenance of buildings at all locations, including off-location centers. Currently this includes the Corsicana Campus, Waxahachie Location, Midlothian Location, and Mexia Location. The Director of Facilities reports directly to the Vice President of Operations.

GENERAL DUTIES AND RESPONSIBILITIES:  

  • Plans the work programs and working procedures and develops and implements appropriate schedules and methods.
  • Assigns and instructs employees working the physical plant maintenance and supervises the performance of their work.
  • Makes and executes plans for the effective utilization of available funds, personnel, equipment, materials, and supplies.
  • Prepares bid specifications and oversees the work of contractors involved in college projects. 
  • Carries out or supervises repair of heating, ventilating, air conditioning, and energy management systems.
  • Installs and maintains housing unit telephone systems, data lines, and location lighting systems.
  • Issues work orders and sees that the work projects are carried out in the most efficient and economical manner.
  • Obtains, stores, safeguards, distributes, and supervises the proper use of needed equipment, materials, and supplies.
  • Prepares factual reports concerned with preventive maintenance programs and related matters.
  • Maintains up to date files of shop drawings, manuals, and plans of buildings and equipment.
  • Makes periodic physical inspections of the varied systems of the campus/location, noting potentially or actively dangerous conditions and determining the nature and extent of needed repairs and taking steps to make the necessary repairs.
  • Assures that the college is in compliance with occupational safety and health, fire and safety, handicap and other federal and state regulatory requirements related to physical plant operations.
  • Performs other related duties as assigned by the Vice President of Operations.

KNOWLEDGE, SKILLS AND ABILITIES:

  • Thorough knowledge of the problems encountered in the repair and maintenance of mechanical equipment in varied types of buildings and structures.
  • Thorough knowledge of the techniques, tools and procedures used in making inspections of varied types of mechanical equipment required in the operation of the facility.
  • Good knowledge of the procedures, routines, checks, equipment and supplies involved in the simple and/or complex operation of steam, electrical, refrigeration, water and/or sewage disposal systems and equipment.
  • Ability to formulate adequate operating procedures and develop effective work methods.
  • Knowledge of heating and air conditioning systems. 
  • Thorough knowledge of occupational safety and health and other federal and state regulations relating to the operation of the physical plant.
  • Ability to prepare and issue work orders and to see that the order is properly completed.
  • Ability to read and interpret plans and specifications and give appropriate assignments and instructions to other employees, provide them with needed advice and assistance when difficult and unusual problems arise and check their work to see that proper procedures are followed.
  • Proficient in the use and operation of computer systems utilized in the maintenance and operation of the physical plant.

POSITION QUALIFICATIONS:
Required:

  • Graduation from high school or possession of a GED, preferably supplemented with vocational or trade school training.
  • Five years’ experience in building maintenance and repair preferably in an institution, college or similar multi-building complex or any equivalent combination of experience and training which provides the required knowledge, skills, and ability.
  • Valid Texas driver’s license required.

WORKING CONDITIONS:

  • Variances from regular working hours may be necessary to fulfill the responsibilities of the position.
  • Busy working environment with numerous interruptions.

SALARY:  Commensurate with Education and Experience.
