This role reviews Title Insurance Documents, leads commercial closings (purchases, sales, leases, sale-leasebacks, acquisitions), and summarizes diligence documents (Environmental Assessments, Surveys, Zoning reports), identifying investigation needs. The specialist interfaces with internal teams, outside counsel, and closing agents, and is responsible for managing and improving real estate and legal department procedures.</p> <h3><strong>Primary Responsibilities</strong></h3> <ul> <li>Provides advice and counsel related to real estate site selection, transaction structure, due diligence (including zoning, title, survey, and environmental review), and real estate documents related to new branch opening activities.</li> <li>Review all aspects of Title Insurance Documents and deal directly with the Title Insurance Company in closing real estate transactions.&nbsp; Applicants will need to have familiarity with Exception documents, Covenants &amp; Restrictions, Leases, Mortgages and Deeds of Trust as well as other items frequently found on a Title Commitment.&nbsp; Employee will compile and have executed all documents associated with real estate transactions and lead and conduct closings for a variety of commercial transaction types, including: purchases, sales, leases, sale-leasebacks, and acquisitions.</li> <li>Review, summarize and report Diligence related documents to include but not be limited to Environmental Assessments, Commercial Surveys and Zoning reports.&nbsp; Applicants must have familiarity with these types of reports and understand those areas that require further investigation and/or remediation.</li> <li>Interact directly with colleagues at all levels within EquipmentShare's real e
