The successful candidate will assist in the operation, maintenance, troubleshooting, and repair of the building’s mechanical, electrical, plumbing, and life safety systems. This position is ideal for an individual with a strong mechanical aptitude who is looking to build a long-term career in commercial building operations.</p><p></p><p>This is a union position represented by <b>IUOE Local 68</b>. The successful candidate must be eligible for union membership and will be required to enroll in the <b>IUOE Local 68 Training Program</b> to obtain the required certifications and licenses necessary to perform the duties of the position.</p><p></p><h2>Essential Duties and Responsibilities</h2><ul><li>Perform preventative maintenance on building mechanical and electrical equipment.</li><li>Troubleshoot and repair HVAC, plumbing, electrical, and other building systems.</li><li>Respond to tenant service requests and complete assigned work orders in a timely and professional manner.</li><li>Assist in the operation and maintenance of air handling units, fan-powered boxes, pumps, motors, VFDs, cooling towers, domestic water systems, and other building infrastructure.</li><li>Perform routine inspections of building equipment and identify maintenance or safety concerns.</li><li>Maintain accurate maintenance records and complete work orders using the building’s maintenance management system.</li><li>Assist with scheduled equipment shutdowns and after-hours maintenance activities as required.</li><li>Follow all company and building safety policies and procedures.</li><li>Work collaboratively with fellow engineers, contractors, and property management to maintain a Class A commercial office building.</li></ul><p></p><h2>Qualifications</h2><ul><li>High school diploma or equivalent required.</li><li>General mechanical and electrical knowledge with the ability to troubleshoot and repair commercial building systems.</li><li>Previous experience in commercial building maintenance, industrial maintenance, or a related technical field is preferred.</li><li>Basic understanding of HVAC, plumbing, electrical distribution, and mechanical equipment.</li><li>Ability to safely use hand tools, power tools, and testing equipment.</li><li>Strong communication, organizational, and problem-solving skills.</li><li>Ability to prioritize multiple tasks while maintaining a high level of customer service.</li></ul><p></p><h2>Training and Licensing</h2><p>The selected candidate must enroll in and successfully participate in the <b>IUOE Local 68 Training Program</b>. The employee will be expected to obtain and maintain all certifications and licenses required by the Union and the Employer as part of their continued employment.</p><p></p><h2>Schedule</h2><ul><li>Monday through Friday</li><li>7:00 AM – 3:00 PM</li><li>Overtime and occasional after-hours work may be required to support emergency repairs, scheduled shutdowns, and critical building operations.</li></ul><p>Harborside 5 is committed to providing a safe, professional, and team-oriented work environment.
