Position Summary:

We are seeking a highly motivated and detail-oriented Retail Portfolio Manager to oversee the day-to-day operations and performance of a portfolio of grocery-anchored shopping centers. This role is responsible for driving asset value through operational excellence, financial oversight, and collaboration with leasing, property management, and ownership.

The ideal candidate will bring a proactive and creative approach to solving operational challenges and identifying value-enhancing opportunities. This individual will support strategic planning efforts, guide capital improvement initiatives, and serve as the primary operational contact for both internal teams and external clients.

Key Responsibilities:

• Leasing Oversight:
  • Track all new and renewal leasing activity across the portfolio
  • Review lease terms, rent rolls, and occupancy reports to monitor leasing performance
  • Partner with leasing brokers to support and implement asset-level leasing strategies
• Financial Performance & Reporting:
  • Review and analyze monthly and annual financial reports and budgets
  • Identify variances, trends, and opportunities to improve net operating income (NOI)
  • Collaborate with accounting and property managers to ensure financial integrity
• Operational Oversight:
  • Provide day-to-day operational guidance to third-party property managers
  • Evaluate and support capital and maintenance initiatives
  • Ensure property performance aligns with operational benchmarks and ownership goals
• Strategic & Capital Planning:
  • Assist in developing long-term strategic business plans for each property
  • Oversee budgeting and implementation of capital improvement projects
  • Monitor project performance, timelines, and returns on investment
• Client Communication & Reporting:
  • Serve as the main point of contact for ownership on operational matters
  • Deliver regular reports and portfolio updates tailored to client expectations
  • Lead or participate in recurring calls for each asset
• Site Visits & Portfolio Review:
  • Conduct property site visits at least twice annually
  • Document findings and follow up on operational, leasing, and maintenance items

Qualifications:

• Minimum of 5 years of experience in commercial real estate, with a focus on retail operations or asset management
• Experience with grocery-anchored shopping centers is strongly preferred
• Bachelor’s degree in Real Estate, Finance, Business, or a related field
• Strong knowledge of retail leasing, property operations, budgeting, and financial reporting
• Familiarity with capital budgeting and oversight of capital improvement projects
• Ability to contribute to strategic planning at the asset and portfolio level
• Demonstrated ability to think proactively and creatively to enhance property value
• Excellent communication, organizational, and interpersonal skills
• Proficient in Microsoft Excel; knowledge of Yardi, MRI, or similar property management software is a plus
• Familiarity with ARGUS is preferred
• Willingness to travel for on-site visits and client meetings

Estimated total compensation for this position:

100,760.00 – 146,080.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
