ABOUT THE ROLE
Welltower is looking for an experienced Capital Management Executive responsible for overseeing the company’s large-scale projects and capital improvements at an industry leading $50bn, S&P 500 REIT with 2,000 assets across three countries with a focus on residential real estate. You will collaborate with Operators, engineers, and architects as well as other internal departments including Facilities, Operations, and Investments to plan the scope, design, and specifications of each project, develop strategic asset capital plans, budgets and timelines. You will be responsible for ensuring the properties are properly maintained and maximizing total investment return across the portfolio. This role will report to the Vice President of the Capital Projects and can be based in either our Dallas, TX or New York, NY office.
This role is critical to optimizing asset performance, mitigating risk, and preserving long-term value. The ideal candidate has a strong foundation in commercial real estate and building systems, exceptional project management skills, and thrives in a fast-paced, travel-intensive environment.
KEY RESPONSIBILITIES
- Analyzing existing condition of properties noting recommending capital improvements, renovations, and asset preservation heavy/light maintenance projects.
- Provide technical oversight during due diligence, including review of MEP, structural, envelope, and code compliance issues.
- Lead the annual capital budgeting process across the portfolio, aligning proposed projects with investment strategy and operator input.
- Provide detailed capital forecasts and reporting for internal leadership and joint-venture partners.
- Overseeing and directing certain construction projects from conception to completion including creating scope and specifications as appropriate.
- Reviewing, amending, and approving scope and specifications, as appropriate, for projects executed by operators.
- Reviewing, recommending, and obtaining approval for change orders to specifications, plans, or scope when appropriate and ensure related documents and budgets are updated to reflect changes in project specifications.
- Communicating proactively and frequently with other project stakeholders to update on status of projects, identify and address concerns, and devise next steps as needed to maintain each project’s schedule and budget.
- Preparing internal and external reports pertaining to job status.
- Ensuring quality construction standards and the use of proper construction techniques.
- Perform other duties as assigned.

TRAVEL
Due to Welltower’s nationwide portfolio, this role requires frequent travel across the U.S., up to 70%, to ensure project success.
MINIMUM REQUIREMENTS
- Minimum 7 to 10 years of capital oversight experience in, preferably, the multifamily sector.
- Minimum Bachelor’s degree in Construction Management, Real Estate Finance, Architecture, Engineering, or a related field.
- Advanced knowledge of construction management processes, means and methods.
- Expert knowledge of building products, construction details and relevant rules, regulations, and quality standards.
- Understanding of all facets of the construction process.
- Demonstrated success in a high growth, fast moving and high-performance REIT environment.
- Ability to analyze and interpret construction drawings.
- Self-starter with a focus on perpetual and continuous operational improvement.
- Polished presentation and professional written and verbal communication skills.
