Job Description:
The regional property manager is responsible for overseeing the operations of a portfolio of properties within a specified geographic region. This role involves both strategic planning and day-to-day operations, accounting and financial management, client and tenant relations, and maintaining compliance with laws and regulations. The regional property manager serves as the key point of contact between the client and property management team. Assists the Market Leader in management and oversight of day-to-day property management operations for the region. This role is crucial for the successful operation and profitability of the properties under management. The ability to balance multiple priorities, communicate effectively with various stakeholders, and lead a team is vital for a regional property manager.
Key Responsibilities:
- Team Management: Supervise several property managers and staff to ensure properties are managed according to company policies and standards.
- Financial Management: Assist and train property managers with creation of annual budgets for properties, reforecasts, CAM reconciliations, monitor financial performance and aging, and implement strategies to increase revenue and control costs in line with client's financial goals.
- Property Management: Responsible for the day-to-day operational management of all aspects of the property(ies) assigned, including but not limited to operations, accounting, capital and project management, etc.
- Client Relations: Build and maintain client relationships. Ensure high levels of client satisfaction through prompt resolution of issues, regular communication, and supporting property management team as needed.
- Compliance: Ensure all properties comply with local, state, and federal regulations and laws, including health and safety standards.
- Leasing and Marketing: Collaborate with leasing/Brokerage teams to maintain high occupancy rates through effective marketing strategies and tenant retention plans.
- Reporting: Prepare detailed reports on property performance, financials, maintenance activities, and leasing for property owners and corporate management.
- Market Analysis: Monitor market trends and competitor activities to identify challenges and opportunities for growth or improvement.
- May perform other duties as assigned.
Required Skills and Qualifications:
- Bachelor’s degree in Business Administration, Real Estate, or related field is preferred.
- Must have 3rd party commercial real estate experience in managing office, retail, and/or industrial assets.
- Proven experience as a Senior Property Manage or in a similar role, with a track record of managing multiple properties and personnel.
- Strong understanding of property management/real estate laws and regulations.
- Excellent leadership, communication, and interpersonal skills.
- Ability to analyze financial statements and develop budgets.
- Problem-solving skills and the ability to handle tenant and staff concerns diplomatically.
- Proficient in property management software, specifically Yardi and MRI
- Must have a valid/current CA DRE salesperson license - or acquire a salesperson license within 6 months of hire.
- Will need to frequently drive from portfolio to portfolio across the Southern California region.
Preferred Skills:
- Professional certification in property management (e.g., CPM, ARM).
- Experience in the specific region or market where properties are located.
