Financial Analyst, Real Estate Finance

Job Description 

A&F Co. is seeking a Financial Analyst to join the Real Estate Finance team.  The analyst will provide financial and strategic support to the Real Estate team through omni-centric market opportunity modeling, capital plan management, portfolio and deal structure analysis, and fleet performance reporting.  This individual will develop strong cross-functional partnerships across the organization to gain alignment on strategic priorities, drive capital investment and store operational efficiencies, and execute long-range growth plans, while maximizing omnichannel sales, productivity, and profitability. 

This job is located at our Global Home Office in Columbus, Ohio.  

What Will You Be Doing? 

• Develop holistic omnichannel P&Ls, capturing core economic drivers to measure and maximize catchment sales and profitability
• Leverage data & analytics to prioritize markets, store locations, and measure the omnichannel halo or cannibalization impact on surrounding catchments
• Create forecast models for new stores, leveraging comparable store data, catchment DTC demand, and advanced analytics including Placer.ai
• Prepare comprehensive set of Real Estate financial reports and dashboards, including annual capital plans, store EBITDA, brand-specific analyses, and store counts for both internal stakeholders and external reporting
• Maintain robust store-level database, integrating information from internal and external sources for use in portfolio management, and leveraged across the organization for sales, occupancy and payroll projections
• Track progress and changes to regional capital plans based on cost estimate and timing updates, and guidance from project teams and leadership
• Prepare ad-hoc analyses as necessary for Real Estate dealmakers, including new deals, remodels/relocations and lease expirations, in support of negotiations and package renewals
• Assist in preparation for Real Estate Committee meetings, creating store-level P&Ls and scenario analyses, and presenting key findings to leadership  
• Build out detailed long-range plans at the brand, region and market level with supporting KPI's to provide clear targets at annual fleet review

What Do You Need To Bring? 

• Exceptional organizational, analytical, and communication skills (verbal & written) with an emphasis on attention to detail
• Self-starter with demonstrated ability to recognize and implement process improvement opportunities
• Bachelor’s Degree (or equivalent) in Finance, Real Estate or related field
• Strong knowledge of corporate finance concepts including P&L construction and cash flow analysis
• Proficiency in MS Office Suite, with emphasis on Excel and PowerPoint 
• Working knowledge of Hyperion and MS Access is encouraged
• 3-5 years work experience in Real Estate, Financial Planning & Analysis, or Corporate Finance is preferred
