Duties, Responsibilities & Other
KCI is hiring a Leased Real Estate Facilities Manager to join our team. This position can be based out of any of our KCI offices.
- Plans and monitors preventive and corrective maintenance and repair activities to ensure the company’s facilities and equipment operate reliably and efficiently for 80+ national corporate office leased locations.
- Leads in the development and administration of a comprehensive preventive maintenance strategy.
- Work with office managers and corporate communications to deploy necessary communication methods to keep impacted personnel abreast of activities affecting their office.
- Coordinate with Office Managers to identify building maintenance and facilities related operational issues.
- Where applicable, identify and implement upon approval, building system improvements, monitoring and service contracts.
- As required, travel to offices and self-perform, oversee, coordinate, schedule and or inspect:
- Routine maintenance and timely repairs – painting, carpentry, plumbing, related building components
- Report all facility issues that are not immediately repairable to the landlord or proper agency based on the terms of the lease.
- Build and manage a reliable vendor network for performing building services, including:
- HVAC maintenance and repair, Pest control, Paper and restroom supplies, breakroom/kitchen supplies, filtered water delivery services, janitorial/custodial providers, contractor and vendor communication, fire protection and alarm services. This network may be both office specific and involve regional or national contracts.
- Track and monitor work performed by network vendors often relying on local office personnel to provide on-site information.
- Review contracts, invoices for the applicable scopes of work and accuracy of payments. Coordinate with Finance personnel and upper management to process payments to vendors within KCI’s systems.
- Coordinate and provides oversight of contractors and vendors to execute maintenance tasks.
- Communicate the progress and status of projects to executive management and local leadership as required including performance against planned budgets.
- Provide constant attention to all life safety issues; ensure building emergency systems are operational through inhouse inspections and vendor maintenance contracts and work with Corporate Safety Officer to address deficiencies.
- Inspect and provide direction and follow up with janitorial service provider and/or regarding cleaning issues. Often this may require coordination with local office personnel or in-person site visits.
