Territory 1889 Golf and Lake Club is seeking a Junior Development Analyst to join the Acquisitions and Development Department.
The Junior Development Analyst will assist in due diligence of transactions under consideration, validate underwriting assumptions and prepare presentations regarding potential transactions for review by the investment committee and external partners.
Key Responsibilities
- This position will support the Acquisitions Director in underwriting, analyzing and modeling transactions.
- The analyst must possess a deep understanding of real estate dynamics and valuation methodologies and will support capital raising efforts and project management.
- Regularly represent DLC on acquisitions calls. Requires knowledge of what DLC looks for in a property and the ability to effectively communicate with brokers and land sellers.
- Help underwrite and analyze potential acquisitions. Keep an organized file of acquisitions opportunities.
- Will update and adjust the models throughout the development of the project.
- Review deals with the Acquisitions team.
- Coordinate as necessary with construction, design and management and accounting teams.
- Coordinate as necessary and lead discussions with multidisciplinary teams, including civil engineers, land planners, architects, contractors, and various other consultants while supporting all members of Development and Acquisitions team.
- Review contracts relating to acquisitions, dispositions, management agreements, service contracts, consulting agreements, etc.
- Flexibility and ability to pivot to new projects and a desire to work in a fast-paced environment.
- Support due diligence efforts by assessing environmental impact studies and ecological preservation strategies.
- Ensure compliance with local, state, and federal environmental regulations, identifying potential risks and mitigation strategies in collaboration with legal and environmental consultants.
- Lead projects relating to early development/entitlement processes under limited guidance and supervision.
Qualifications
- 2-3 years experience real estate cash flow modeling.
- Strong written and oral communication skills to effectively communicate analysis and results.
- Ability to work independently, be resourceful and make appropriate decisions without specific direction.
- Ability and willingness to travel (ground and air) to find potential investment deals and meet with senior management.
- Exceptional Excel modeling skills.
- Must be very detail oriented and highly organized.
- Exceptional research and analysis abilities.
- Requires exceptional organizational skills.
- Requires the ability to perform long-range tasks while handling short-term interruptions.
- Requires knowledge of Microsoft Office programs and internet search engine.
