JOB SUMMARY

Salary range: $105,000 - $135,000 annually, plus bonus potential.

Work location: Hybrid; Seattle or Vancouver, WA. 

Holland is seeking a highly motivated and skilled Regional Maintenance Manager to oversee our Portland and Seattle region properties. This individual should be an effective communicator and leader, with the ability to work in a fast paced and changing environment due to required travel for site visits. The Regional Maintenance Manager is responsible for the overall maintenance and integrity of all building and building systems within an assigned region to ensure the properties are operating efficiently and in accordance with Holland Partner Group’s Core Values.

ESSENTIAL JOB FUNCTIONS

  • Perform regularly scheduled visits to each property, keeping a close pulse on each site’s maintenance operations.
  • Provide oversight in vendor selection and contract administration related to maintenance in assigned region.
  • Create and enforce building system maintenance protocols for all properties.
  • Provide technical and project direction to the maintenance teams.
  • Physically inspect properties on regular schedule documenting service performance and physical condition, and monitoring quality control of vendors jobs.
  • Ensure consistent review and updates of all preventative maintenance policies and procedures
  • Maintain a preventative maintenance program that minimizes emergency repairs and service requests.
  • Collaborate with the Talent Development team on specific skills courses, and other on-going learning support for the regions.
  • Provide support to properties and redevelopment team for work performed by outside contractors
  • Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property.
  • Assist in the hiring and development of maintenance managers and other on-site maintenance staff
  • Work with the teams to develop the maintenance portion of property budgets.
  • Provide transition support for properties as they shift from development to operations including setting punch standards, system and warranty set-up, etc.
  • Provide support and guidance in handling escalated maintenance-related resident concerns.
  • Work with the teams to develop the maintenance portion of property budgets.
  • Manage compliance with local, state and federal building codes, MSDS, OSHA, EPA regulations and fire codes, etc.
  • Ensure compliance and support all safety & risk management activities on the properties.
  • Represent Holland Partner Group in a professional manner at all times.
  • Conform to company apparel standards and set a positive example for all Associates.
  • Perform all other duties as directed and assist the overall team effort in any way possible.

JOB REQUIREMENTS

Education:  High School Diploma or equivalent is required.

Experience:  Five years’ experience leading the maintenance of residential and/or commercial buildings is required.  Certification in electrical, mechanical, HVAC and refrigeration systems, and/or other related trade strongly preferred.

Licenses:

  • EPA Certification for Freon recycling (State of California)
  • Building Operator Certification (if required by property)
  • Pest control (if required by property)
  • Certified Pool Operator (if required by property)
  • Other licenses and certifications as required by state or local law.

Knowledge, Skills and Abilities Required:

  • Knowledge of applicable federal, state, and local laws and regulations.
  • Demonstrated high level of skill in both verbal and written communication.
  • Skilled at working effectively with all levels of employees while inspiring respect and credibility.
  • Ability to accurately perform multiple tasks in a complex and fast-paced operating environment
  • Strong attention to detail.
  • Demonstrated proficiency in building operation systems.
  • Proficient in Microsoft Office 360. Yardi preferred.
  • Ability to accurately perform basic to intermediate mathematical functions.
  • Strong customer service orientation.
  • Ability to stand or walk for long periods of time with frequent bending, lifting and climbing.
  • Must be proactive, flexible, responsible and resourceful.

Attendance: This full-time position is exempt and requires the ability to work any seven days of the week, 52 weeks of the year to meet building needs.  Additional hours or flexible schedule may be required.  Position requires the incumbent to serve on-call, as scheduled or necessary.
