About the role

The Residential Property Manager will oversee day to day operations of the Residential element of The Americana at Brand. The Property Manager is responsible for all aspects of property management; from achieving and maintaining occupancy goals, resident retention and experiences, to managing expenditure and revenues while overseeing budgeting and financial reporting. This role is vital to ensuring the property meets the Caruso high level of expectations at all times, including the physical property condition and our white glove service commitment. This role will take ownership as a leader by disciplining, developing, mentoring and coaching all direct reports.

ESSENTIAL FUNCTIONS

  • Manage, communicate and inspire direct reports to achieve daily tasks and goals
  • Maintain a stable occupancy according to budget, while achieving rental growth
  • Work directly, professionally, collaboratively and proactively with The Americana at Brand retail operations teams to facilitate cohesive operational excellence.
  • Develop and maintain strong relationships with key operational vendors or departments such as housekeeping, public safety, parking operations, concierge, marketing and many others.
  • Oversee residential move in and out experiences. Ensure account statements are closed within the required deadline in accordance with California laws
  • Collect all billed rent and charges in full and complete all required legal notices for lease compliance
  • Enforce property and company policy in accordance with Caruso company standards and California Law
  • Consistently communicate with residents in a proactive and professional manner
  • Handle and resolve resident concerns, and provide customer-centric solutions where possible
  • Provide accurate financial reports to VP of Residential and Operations including delinquency statuses, daily and semi-monthly traffic reporting, monthly KPI’s, monthly variance reports, budget re-forecasts and annual budgeting
  • Develop good working relationships with vendors and walk areas regularly to ensure standards are being met
  • Work well under pressure, meeting multiple deadlines. Demonstrate cooperative behavior with colleagues and supervisors
  • Maintain the highest level of resident satisfaction. Organize regular engaging events, seeking surprise and delight touch points, curate and execute a strong resident survey process to evaluate feedback
  • Keep up with market trends and competition (both online and under development)
  • Continuously evaluate trends in amenities, services, hospitality offerings and technology
  • Assist with leasing when necessary including touring prospective residents and following the leasing steps of success as well as receiving and returning leasing calls/emails
  • Lead occupancy and revenue strategies for the property to maximize potential NOI while continuing to maintain leading market placement
  • Facilitate ongoing planned and emergency capital or property projects

MINIMUM REQUIRED QUALIFICATIONS

  • College degree or equivalent work experience
  • Minimum of five years hospitality management and/or 2 years as a Class A/mixed-use Property Manager
  • Excellent written and verbal communication skills
  • Proficient in Yardi, Microsoft Word, Excel and Outlook
  • Extremely strong organizational and communication skills
  • Ability to multi-task, work well under pressure and meet deadlines
  • Energetic leader that is self-motivated and disciplined to oversee the daily challenges of multifaceted properties
