About the role

WinnCompanies is searching for a Change of Occupancy Maintenance (COM) Coordinator to join our military housing team at Fort Campbell, KY.
In this role, you will coordinate and facilitate the administration of Change of Occupancy Maintenance (COMs) in accordance with time, budget and quality expectations. You will work closely with the Change of Occupancy Maintenance Manager, the Leasing Manager, and Community Managers.

Responsibilities

  • Schedule and coordinate COM work (internal and contracted).
  • Ensure scope and tasks required are identified for COM, including accurate estimations of time and cost to complete repairs.
  • Utilize the Yardi database to manage COM process, including creation and update of COM packages and generation of purchase orders.
  • Verify that labor and parts entries are entered on all work orders.
  • Reconcile technician labor hours in Yardi.
  • Ensure consistent and accurate communication between maintenance department and community/leasing offices.
  • Generate and review appropriate weekly and monthly maintenance reports to determine if there are any current or potential issues. Make recommendations for solutions.
  • May schedule and adjust technicians' daily work loads.
  • May be responsible for duties of COM Manager, other Department Managers, Resource Manager, and Field Supervisors in their absence or as required.

Requirements

  • High school diploma or GED equivalent.
  • Less than 1 year of relevant work experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Experience with computer systems, including Microsoft Office applications and Yardi property management software.
  • Ability to respond to requests in a timely and respectful manner.
  • Excellent verbal and written communication skills.
  • Good organizational and administrative skills.
  • Superb attention to detail.
  • Availability for on-call activity during off-hours for urgent needs.

Preferred Qualifications

  • Vocational or technical training.
  • Forklift operation certification.
