Senior Manager, Construction Procurement

As a member of the company’s Procurement team, the Senior Manager of Construction Procurement will lead strategic sourcing and procurement initiatives for critical data center development projects. As the leader of Construction Procurement, this role will partner with Pre-Construction and Construction teams to identify and fulfill project needs, ensuring timely delivery and cost-effective solutions while leveraging strategic supplier relationships.
The Senior Manager will serve as a liaison between the Construction, Finance, Accounting, and Procurement departments, driving efforts to streamline operations, optimize procurement processes, and align strategies with broader business objectives. This position will also work cross-functionally with Construction Project Managers and Directors to align procurement strategies with project timelines, budgets, and deliverables
Strategic Leadership
- Collaborate with Vice Presidents, Directors, and Project Managers to align purchasing priorities with project needs
- Cultivate and maintain strong working relationships with supplier partners
- Provide regular, data-driven updates to the Construction and Senior Leadership teams on procurement progress
- Develop and maintain a comprehensive database to track historical costs, lead times, and performance for frequently purchased products and services
- Implement a supplier performance scorecard and feedback process to measure and improve supplier effectiveness
- Define, track, and report on key performance indicators (KPIs) to measure procurement performance and efficiency
- Maintain meticulous file management and document retention practices
- Support the evaluation and implementation of procure-to-pay (P2P) & third-party risk management (TPRM) platforms to optimize processes
- Lead, mentor, and develop a team of procurement professionals

Contract Management
- Collaborate with PMs to develop standard RFP templates to efficiently solicit proposals for goods and services
- Develop and maintain Master Purchasing (MPA) and Master Service (MSA) agreements with major supplier partners
- Oversee document control processes for all procurement related materials, including drawings, reports, and contract forms
- Review proposals thoroughly to ensure completeness compliance with RFP criteria, and alignment with MPA/MSA terms
- Collaborate with suppliers to ensure timely and accurate submission of compliant proposals
- Oversee the bid analysis process and provide detailed reports to the Director of Procurement and Project Managers for review
Procurement Execution
- Ensure timely and accurate submissions of requisitions into the appropriate software system
- Oversee and guide the execution of contracts and purchase orders to ensure alignment with project schedules and requirements
Pipeline Planning and Delivery Tracking
- Manage the technical submittal process between equipment suppliers and Design teams for review and approval
- Coordinate with suppliers to initiate supply chain and production activities upon contract execution and technical submittal approval
- Monitor and track planned deliveries against contractual obligations, proactively identifying and reporting risks to Construction and Leadership teams
- Implement a comprehensive pipeline planning process to align CoreSite capacity planning teams with supplier production planning teams
Equipment Program Optimization
- Partner with Engineering and Design teams to establish and drive design standards with major suppliers
- Develop capacity agreements to mitigate lead time constraints and support project delivery timelines
- Establish fixed pricing agreements to promote cost stability, streamline procurement efforts, and optimize the RFP process
- Create and maintain a budget tracking process to follow the total cost over the lifecycle of the project
Requirements
Knowledge, Skills, & Abilities
- Ability to thrive in a hybrid work environment that consists of at least two onsite days per week from the company’s downtown Denver headquarters, or an existing CoreSite market, including California, New York, Virginia, Illinois, Florida, Georgia, Massachusetts, or Washington DC
- Flexibility to travel up to 10%, with the potential for increased travel or in-office presence as business needs evolve
