What You’ll Be Doing: The Centralized Make Ready Manager performs and supervises make-ready activity within a portfolio of Equity Residential apartment communities, delivering on our resident commitments of exceptional move-ins, total satisfaction, and customer loyalty. This position oversees, guides and directs the work of a Centralized Make-Ready Team and coordinates with on-site management to ensure make-ready standards and expectations are met. At times, this role may also conduct NTV walks and move-out inspections, assist in scheduling make-ready work, coordinate with vendors, and assist on-site teams with scheduled maintenance projects, on-call service, and snow removal.  Local travel within the portfolio is required..

• Effectively uses the appropriate management software to update progress on assigned tasks and monitor the portfolio’s make ready process.
• Assists Centralized Make Ready Team in the performance of their duties as needed. 
• Responsible for proper use and care of all company tools, equipment and vehicles.
• Coordinates and communicates make ready assignments to the Make Ready Team based on availability and schedule. 
• Assist Centralized Make Ready Coordinators as needed with managing move out schedule, scheduling/delegating make ready tasks, and supervising and directing the work of the Centralized Make Ready Team and make ready vendors. 
• Ensures that the service staff is performing to Equity standards by producing high-quality market ready apartments ready for leasing and move-in, resulting in total satisfaction.
  Maintains open and clear communication with on-site sales teams.
• Certifies the apartment readiness and informs the Community Manager and Leasing team ready status.
• Partners with the Centralized Make Ready Director to accomplish the portfolio objectives by training and motivating a high-performing staff.
• Communicates job expectations, coaches and counsels service staff on job performance and disciplinary issues.  
• Monitors the team’s performance against objectives and individual contributions.  Provides feedback for improvement, recommendations and guidance in defining career paths and professional development plans.
• Participates in the Performance Review process for Centralized Make Ready Technicians.
• Partners with Centralized Make Ready Director to hold vendors accountable to their agreed upon scope of work.
• Ensures that all service staff follow safe work practices.  Responsible for proper use and care of all company tools, equipment and vehicles.
• Process payroll/timesheets in a timely manner for Centralized Make Ready Team Technicians.  Closely monitors Technician schedules and overtime.

What You’ll Need To Thrive:

• High School (High school diploma) Diploma or equivalent preferred.
• Valid driver’s license and good driving record along with auto insurance will be required when working between multiple sites that require driving throughout the day. If you do not possess a valid driver’s license, you will be required to sign an addendum agreeing not to drive any form of registered motorized vehicle while at work/on the clock.
  EPA Section 608 Type I, Type II or Universal certification must be obtained within 90 days of hire if required based on the needs of the community.
