Maintenance Supervisor II (Edgewood Apartments)

WinnCompanies is looking for a motivated Maintenance Supervisor II to join our teams at Edgewood Apartments, an 84-unit affordable housing and market community located in Westfield, MA, and Mill Valley, a 148-unit market community located in Amherst, MA.
In this role, you will oversee the maintenance operations of multiple properties supervising maintenance staff and performing maintenance functions.
Please note that the ideal candidate will adhere to the following schedule: Mondays through Thursdays from 8:00AM-5:00PM, Fridays from 8:00AM-3:00PM with a rotational on-call schedule every three to six weeks.

Responsibilities

• Lead and manage a maintenance staff at the property on a day to day basis and perform as working supervisor when not supervising staff.
• Assist in hiring, developing, training and holding staff accountable to operating standards.
• Conduct and participate in weekly staff meetings.
• Responsible for preparing work schedules for maintenance staff and vendors to complete service requests.
• Maintain the preventive maintenance program and overall curb appeal.
• Complete monthly building and unit inspections to ensure property is maintained to operating standards.
• Review third party property inspections to resolve maintenance repairs.
• Maintain working knowledge of all maintenance programs and capital improvement projects.
• Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
• Participate in on call activity during off hours, emergencies and hands on maintenance activity.

Requirements

• High school diploma or GED equivalent.
• 3-5 years of relevant work experience.
• 1-3 years of supervisory / managerial experience.
• General knowledge of electrical, plumbing, appliance and HVAC.
• A valid driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
• CAMT certification.
• Knowledge of capital project billing process.
• Direct experience with computer systems, such as Microsoft Office.
• Excellent customer service skills.
• Solid verbal and written communication skills.
• Ability to supervise and work with a diverse group of people and personalities.

Preferred Qualifications

• Vocational or Technical training.
• HVAC, Asbestos and Lead Based Paint certification.
