Summary:
The Regional Facilities Manager is responsible for executing the capital repairs and replacement budget for designated communities while ensuring the safety, quality, and performance of property operations. This role works closely with site teams, Regional Managers, and corporate leadership to plan and manage capital projects, respond to catastrophic emergencies, and uphold operational standards. The Regional Facilities Manager plays a vital role in safeguarding employees, residents, and vendors by addressing life safety issues, managing crisis responses, and overseeing the repair process until completion.
Essential Duties:
Capital Project Management
• Outline, develop, and manage capital projects as directed by the EVP/VP of Facilities Operations.
• Collaborate with site teams, Regional Managers, and AVPs to establish timelines and expectations for capital projects prior to commencement.
• Conduct job meetings with community teams and corporate leadership to review project scope and obtain necessary approvals.
Apartment Renovation Oversight
• Work with Facilities Major Projects team to implement apartment upgrades
• During apartment renovation sampling stage, walk the renovation unit before, during and after with contractor to ensure work is being completed to companies’ standards. Report any issues or concerns back to the Major Projects team so they can be addressed prior to the contract being signed.
• Attend job meetings and assist Service Managers during the first few punch walks.
• During the project, the Regional Facilities Manager is responsible for checking in on quality of work. If issues arise, they should be brought to contractors and the Major Projects Teams attention so they can be addressed.
Operational Oversight
• Identify unsafe conditions or potential life safety/security issues during site visits and ensure corrective action is taken.
• Partner with site personnel to maintain safe, compliant, and efficient operations; escalate unresolved issues to secure timely resolution.
• Support the maintenance of operational standards across designated communities.
Emergency Assistance and Response
• Serve as the immediate responder to property emergencies, including fires, floods, building damage, utility outages, or weather-related incidents.
• Communicate emergency details to AVP/SVP/EVP leadership as necessary while assessing and managing the situation.
• Maintain full responsibility for the physical structure until emergency-related repairs or projects are completed.
Supervisory Responsibilities
• Train project managers as needed to support capital and emergency projects.
• Delegate assignments to project managers or other team members assisting with capital or emergency-related initiatives.
Additional Duties
• Perform other responsibilities as assigned to support evolving business needs and ensure regional success.
Qualifications:

Education and/or Experience:
• Bachelor’s degree from a four-year college or technical school preferred.
• Minimum of 5 years of relevant experience in facilities, property management, or maintenance operations.
• Demonstrated leadership experience with strong skills in coaching, training, and operational planning.
• Strong leadership, communication, and problem-solving abilities.
• Ability to read and interpret technical documents and safety procedures.
• Competent in writing reports and delivering clear, professional communication.
• Proficiency in Microsoft Excel and Word.
• Strong mathematical reasoning and ability to analyze data for operational decisions.
Certificates, Licenses, Registrations:
• A valid driver’s license is required.
• Industry certifications (e.g., HVAC, EPA, CFC) preferred but not required.
Physical Demands:
• Regularly required to stand, walk, climb, bend, and lift items up to 100 pounds.
• Must have clear close and distance vision for inspections and assessments.
Work Environment:
• Typically moderate noise levels.
• Work may include both indoor and outdoor environments, including exposure to varying weather conditions.
• Regional travel required; must be adaptable and able to respond quickly to emergencies.
Salary range: $85,000-$95,000/yr
