Janitorial Duties
- Cleaning of areas including but not limited to entrances, hallways, common areas, stairways, office, recreational room, laundry room, storage rooms, communal bathrooms, kitchen, parking lot, common and exterior areas.
- Removes all waste from trash cans and replaces liners.
- Utilizes room deodorizer as necessary.
- Cleaning duties to include, but not limited to, dusting, disinfecting, sanitizing, trash/recycle removal, sweeping, vacuuming, mopping, glass/surface, walls, floors, communal restroom cleaning, etc.
- Focus on high touch areas for disinfection.
- Operates by utilizing janitorial tools, supplies and chemicals such as bleach, degreaser, multipurpose cleaner & disinfectant in both liquid and powder form, all-purpose acid bathroom cleaner, gum remover, toilet bowl cleaner, drain cleaning agent, etc.
- On a daily basis monitors and replaces bathroom supplies such as toilet paper, hand soap and paper towels.
- Follows all health and safety regulations provided.
- Use of caution signs and closed signs appropriately
- Assists in keeping track of janitorial supplies and inventory.
Maintenance Duties
- Performs minor repairs of common areas, buildings and equipment as needed.
- Move, arrange furniture, equipment and setup rooms as needed.
- Ensure that supplies/tools are attended at all times. Store tools/cart when not in use.
- Operate basic maintenance tools such as screw drivers, pliers, adjustable spanner, utility safety knife, blades, hammer, stiff-bladed putty knife, tape measure, adjustable wrenches, level, power drill, safety goggles, gloves etc.
- Document repairs completed within appropriate work order system.
- Install light bulbs and conduct minor repairs on ground within areas that can be reached with a 6-foot ladder.
- Replace light switches, cover plates, light fixtures, etc.
- Completes tasks related to basic plumbing, i.e., leaky faucets and shower heads, unclog, snake, repair or replace toilets, repair tank content, basic caulking, etc.
- Repairs and replaces window screens.
- Repairs/ replaces hardware such as window and door locks, hinges, levers.
- Operates common area equipment such as power washer, commercial grade hoses, carpet cleaning machine and leaf blower.
Preventive Maintenance Duties – Annual basis
- Completes basic appliance troubleshooting, repairs and services such as the replacement of pans for the washers, bellows, knobs, drums, air conducts, etc.
- Participates and assists in appliance removal and installation.
- Complies with annual preventative maintenance practices to maximize appliances performance and safety.
Basic painting and minor repairs duties
- Paint exterior and interior walls, structures, fencing, etc, as needed and document through appropriate work order process.
- Remove graffiti to common areas damaged by vandalism as needed and record in appropriate log work order system.
- Completes minor drywall repairs where necessary.
Duties to be performed on a quarterly basis
- Clean and sanitize dormitories once vacated.
- Inspect and replace mattress and protector covers as needed.
- Change linens and all bedding accessories.
- Completes all turnover punch list items to ensure the dormitories meet audit requirements upon physical inspection by the State of California’s Employment Development Department.
- Meet Turnover deadlines to secure that all dormitories are ready for inspection and occupancy.
Other department duties as assigned to include, but not limited to:
- Actively participates in accident, injury and illness prevention activities.
- Follow provided safety procedures and practices.
- Correct hazards and unsafe conditions in a timely manner
- Other duties as assigned
Knowledge, Skills & Abilities / Conocimientos, Destrezas y Habilidades:
- Attention to detail and ability to manage multiple task assignments.
- Ability to work effectively in a team-oriented environment.
- Ability to problem solve.
- Basic computer skills with Microsoft Office Word and Outlook software.
- Basic Cell phone communication skills such as email, camera usage, texting, search engines etc.
Education Level/ Escolaridad:
- High school diploma or equivalent - required
Years of experience/ Años de Experiencia:
- Minimum 3-year experience in property maintenance and janitorial services and/or related fields
