About the Team:
The Expansion Operations Team is seeking a Program Manager, Expansion Operations to Join us! Our team plays an integral role in developing and executing upon go to market strategy and launching new pharmacy facilities nationwide. We partner directly with cross functional teams to understand their business needs and ensure market launch success.

- You will play a direct role in all set up activities for new real estate locations and are ultimately responsible for the successful execution of real estate related tasks at all new locations in both our existing and new markets.
- Collaborates with multiple business partners internally (Workplace Services/IT, Expansion, Legal, Finance, Talent, etc) and externally (broker, landlords, GCs, architects, etc) to drive responsibilities and timely delivery of projects.
- Coordinate all aspects of expansion and net new projects including acquiring new sites, RFP, LOI, lease, obtaining insurance, design, permitting, construction and build out, space planning and space management, procuring operating equipment and furnishings etc, with ultimate handoff to business partners.
- Objectively select external vendors via an RFP process using RFP technologies (architects, general contractors, expeditors, security, IT, furniture, etc). Direct, manage and coordinate vendors day-to-day to ensure successful project outcomes.
- Work cross functionally to gather requirements, and, effectively and efficiently plan, document, and prioritize all goals, objectives, and timelines. Develop and manage budgets. Produce executive level reporting and status to support decision making and prioritization.
- Mentor cross-functional team members regarding real estate considerations.
- Track progress of each project against goals, objectives, approved budgets, approved timelines. Report status and variances. Create action plans to meet objectives, budget and schedule.
- Communicate and document project status, potential risks, and strategic recommendations to cross functional team members and senior management on a regular basis.
- Identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

A Bit about You:
Minimum Qualifications:
- At least 5 years of experience in high-growth and dynamic startup environments.
- At least a B.A./B.S. in Business or any related field.
- Prior end-to-end experience with real estate and construction projects, including working understanding of related activities (agreements/contracts, permits, leases, work letters, project charters, surveys and drawings, space plans, design and build out, etc.). Experience collaborating with FP&A to present pro forma budgets.
- Working knowledge of applicable cost metrics (e.g. square foot and/or unit costs for design, interior tenant finish and general construction, FF&E, and associated project costs); expertise analyzing contractor proposals (inclusive of bids, change requests and change orders), and overseeing work to gain most value from project dollars expended; review of payment requisitions from contractors and vendors; and implement "value engineering" activi
