The Senior Associate Reliability Specialist supports the Real Estate and Facilities (RE&F) by optimizing the company’s Predictive Maintenance (PdM) Management. This includes identifying and monitoring various PdM technologies that enhance the Data Center equipment uptime. Also includes coordinating and scheduling PdM activities for the critical assets to ensure the successful 24X7 operation of each site, as directed by the Director, Maintenance and Reliability and the Reliability Specialist.The Senior Associate Reliability Specialist also provides input in the methods to optimize scheduling PdM processes and verify follow-up work is identified/executed.

ESSENTIAL DUTIES & RESPONSIBILITIES
- Function as the Regional Subject Matter Expert (SME) for all aspects of Predictive Maintenance. Provide a basis of which technologies applied to what equipment types will provide data to reduce potential failures in Data Center equipment.
- Provide input on the appropriate policies and procedures outlining the execution of PdM, including but not limited to: Thermography, Vibration Analysis, Ultrasonic, Oil analysis and Motor Circuit Analysis.
- Provide input for the Master PdM schedule to ensure scheduling of all required PdMs within the Computerized Maintenance Management System (CMMS). Coordinate the schedule with site Maintenance Coordinators for any deconfliction and optimum timing with other maintenance activities.
- Perform various PdM activities in sites as required. Recommend which PdM activities can/should be accomplished with internal or external resources.
- Evaluate for PdM effectiveness and make recommendations for improvements.
- Review PdM vendor service reports and create needed follow-up work orders.
- Review internal PdM inspection data with the intent of identifying equipment issues.
- Evaluate effectiveness of the maintenance system for reducing needed corrective work and tracking the number of corrective work orders as a result of PM and PdM activities.
- Identify opportunities to increase equipment reliability and uptime, reduce costs and associated work. Evaluate where PdM can replace PM tasks. Utilize FMEAs for establishing where PdM makes sense.
- Connect with various PdM experts to analyze new technologies that should be incorporated into the PdM program.
- Recommend and execute PdM training that should be done internally.
- Work with the Maintenance Coordinators to ensure all PdM activities are established and scheduled within the CMMS.
- Monitor PdM cost tracking in the CMMS. Provide feedback for budgeting for PdM activities. Evaluate for cost saving opportunities and provide input to management.
- Recommend metrics which will measure team performance as well as individual task and vendor performance. Coordinate across multiple departments
- and sites to collect proper data.
- Review reliability reports to improve equipment reliability by identifying experienced failures, such as: MTBF/MTTR, Failure Cause Remedy codes, Found codes and failed components data.
- Identify equipment failure trends and report them for root cause analysis.
- Maintain a centralized storage of reliability data – thermography scans, oil analysis results, vibration monitoring by asset. Ensure baselines are established and documented as appropriate.
- For new sites ensure required Predictive Maintenance PdM Plans and Task Lists are established for all installed applicable assets.
- Act as the point of contact for all PdM related activities and findings for the region.
- Train and perform the role as the North American subject matter expert in one of the PdM technologies within the company.
- Create, deploy, and share best practices at facility and share with other sites.
- Attend PdM related conferences annually as required.
KNOWLEDGE, SKILLS & ABILITIES
- Must have knowledge of reliability centered maintenance principles and maintenance strategies.
- Must have experience with maintenance best practices such as Precision Maintenance techniques (e.g. dynamic balancing, equipment alignment, equipment repair standards, etc.).
- Must have experience with predictive maintenance technologies (i.e., Vibration, Tribology, Thermography, Ultrasound, Motor Circuit Analysis).
- Understanding of the impact on the data center infrastructure while conducting maintenance.
- Significant knowledge of good maintenance practices grounded in experience.
- Experience with leading and delivering technical training.
- Ability to interpret and understand policies and procedures and relate them to others.
- Excellent communication skills, both written and oral.
