PROGRAM AND LOCATION: VOA-NCNN, a Certified Great Place to Work, is recruiting for a full-time Maintenance Coordinator position for our Elk Grove Housing Program. The Elk Grove Housing Program provides transitional housing assistance to Elk Grove residents experiencing homelessness, including single adults and families, in coordination with services provided by the City's homeless navigation team and/or other social service providers offering assistance to Elk Grove households experiencing homelessness. Transitional housing shall be considered short-term housing in which households receive access to services designed to assist them with securing permanent housing as quickly as possible. The program operates three transitional properties. In addition, the program manages four permanent housing properties, three for adults and one for seniors (55+). Full-time employees (working 30 or more hours a week) are eligible for a benefits package that includes paid holidays, vacation, sick pay, health, dental, vision, life, and short-term disability insurance coverage.
Responsibilities
POSITION SUMMARY:
The Maintenance Coordinator is responsible for assuring quality, building maintenance, repair, and custodial upkeep in a safe, non-judgmental manner to all residents. Duties are performed professionally and compassionately supporting the safety and the integrity of all residents as it relates to the housing site objectives. Work is also performed in a cost effective and service-oriented manner as it relates to established organizational standards. OBJECTIVES/ACTIVITIES:
A. Responsible for preventive maintenance of building heating/air conditioning units, maintenance of interior/exterior common areas, renovating rooms for new residents, repairing house deficiencies as they occur, and general inspection of building perimeter and facility grounds, and parking areas.
1. Maintain and make repairs, as needed, of the interior and exterior of the properties to meet all county codes and to insure all equipment is in safe working order.2. Maintain all plumbing and electrical services, i.e., electrical fixtures, lighting, toilets, sinks, drains, equipment, tools, etc. to be in good working order for the house and common areas, i.e. restrooms, laundry facilities, recreation rooms, kitchens, etc. 3. Conduct required inspections of heating/cooling systems and smoke detectors.4. Provide emergency repairs to assure safety and security of residents and facility. 5. Select, purchase and pick-up repair materials as needed.6. Responsible for inventory control and utilization of maintenance equipment and supplies. 7. Maintain accurate records regarding preventive maintenance, service request, house make-ready and periodic inspections. 8. Maintain adequate lighting for interior and exterior of property. 9. Make recommendations to program manager on necessary maintenance repairs, preventive maintenance and property improvements. 10. Schedule maintenance on all equipment based on the manufacturer’s recommendations. 11. Inspects work of vendors to verify quality, completion and compliance with contract as directed by the program manager as the contract must be reviewed to confirm terms and obligations.12. Prepare a written monthly maintenance summary showing number of work orders, turnovers and preventive maintenance tasks completed, pending & outstanding. This may include either writing the report and submitting to the program manager.
