Required Qualifications (as evidenced by an attached resume):
Bachelor’s degree (foreign equivalent or higher). In lieu of a degree, four (4) years of directly related full-time experience or a combination of higher education and experience totaling four (4) years may be considered. Four (4) years of progressively responsible, full-time experience in facilities operations, parking operations, transportation operations, infrastructure management, or related fields. Direct supervisory experience. Proficiency in Microsoft Office Suite, to include building excel spreadsheets. Experience performing data analytics. Experience managing operational technology systems (parking management systems, license plate recognition systems, maintenance systems, etc.). Experience working with vendors and/or budgets. Must have, keep and maintain the appropriate valid NYS Driver’s License; have a motor vehicle record which is free from major violations or a pattern of repeat violations. Preferred Qualifications:
Additional years of progressively responsible, full-time experience in facilities operations, parking operations, transportation operations, infrastructure management, or related fields. Experience in higher education, healthcare, municipality, airport, or commercial parking environments. Experience leading capital projects, facility maintenance programs, or asset management initiatives. Experience utilizing Computerized Maintenance Management Systems (CMMS). Project management and contract administration experience. 

Brief Description of Duties:
The Assistant Director serves as the operational steward of the University's parking infrastructure, ensuring that parking facilities, technology systems, enforcement operations, and field services are maintained to provide safe, reliable, customer-focused, and continuously available services that support both the University's academic mission and the Hospital's patient care mission. This position is responsible for developing long-term operational strategies, capital renewal plans, preventative maintenance programs, lifecycle technology management, emergency response readiness, special event management and field operations that support more than 40,000 daily customers across multiple campuses, including a 24/7 academic medical center.
 

  • Leadership & Operational Strategy:
    • Develop and implement long-range operational strategies for parking facilities and field operations.
    • Establish departmental goals, performance measures, and operational priorities.
    • Lead multiple operational teams responsible for parking enforcement, facility maintenance, garage operations, special events, valet operations, and parking technology. 
    • Foster a culture of servant leadership, accountability, operational excellence, safety, and customer service.
    • Develop leadership capacity within Field Coordinators, supervisors, and frontline staff.
    • Establish KPIs and performance dashboards.
  • Facilities Asset Management & Capital Planning:
    • Develop and manage long-term capital renewal plans for parking garages, surface lots, signage, lighting, pavement, wayfinding systems, access control equipment, and related infrastructure.
    • Develop preventative maintenance programs for all parking facilities and infrastructure.
    • Conduct facility condition assessments.
    • Prioritize maintenance and capital improvement projects based on operational risk, customer impact, and asset life cycle.
    • Coordinate with Facilities Services, Capital Planning, Procurement, consultants, and contractors.
    • Monitor contractor performance.
    • Develop annual capital budget recommendations.
  • Field Operations & Emergency Response:
    • Ensure the continuous availability and operational readiness of all parking access, revenue control, and parking management technologies by implementing proactive maintenance programs, monitoring system performance, coordinating vendor support, and rap
