Overview
The Maintenance Manager for Caldera Springs Vacation Rentals is responsible for providing the Caldera Springs Maintenance and Spa Technician teams with hands on knowledge and leadership to ensure the overall upkeep and safety of the Caldera Springs vacation rentals. S/he will work to create a positive team environment, as well as achieving optimum performance. The Maintenance Manager for Vacation Rentals will assist with maintaining the AAA Four Diamond standards.

The Maintenance Manager for Caldera Springs Vacation Rentals shall strive to provide exceptional service to both internal and external guests at all times. Responsibilities
- Provides exceptional leadership to maintenance team members and spa technicians
- Maintain department spreadsheets for tracking Spring/Fall Checks, Smoke/CO battery changes, one-inch filter changes, filter price list, CO installs, etc.
- Maintain and be point of contact for all things related to Point Central lock systems, thermostat controls, etc.
- Maintain all other company lock systems and key control
- Leverage Breezeway technology & software to deliver consistency and optimize productivity by scheduling and assigning inspection and maintenance work
- Leverage Breezeway technology & software to provide financial analysis to General Manager
- Maintains strong knowledge of OSHA requirements and ensures compliance
- Work with Safety Manager to ensure all team members are trained on OSHA requirements, proper PPE is provided, safety logs are always up to date, and chemicals are stored safely
- Ensures the overall chemical safety and cleanliness of managed hot tubs
- Partner with Caldera Springs property management team
- Assists maintenance team members and spa technicians with duties on a regular basis
- Schedules services/repairs needed by outside vendors
- Prepares forecasts and reports and assists in the development of the caldera springs maintenance budget
- Ensures the overall safety and cleanliness of service vans and work areas
- Maintain department vehicle fleet and coordinate maintenance as necessary
- Maintains a strong knowledge of home repair techniques and trends
- Ensures a cost & time effective approach to all projects
- Orders supplies, tools, chemicals, parts, machines, etc. and ensures proper stocking levels
- Maintain inventory price list
- Process workorder billing
- Designs and implements training programs
- Supervises the performance, attendance, behavior, appearance and conduct of maintenance team members and spa technicians
- Offers expertise and knowledge to maintenance team members and spa technicians
- Develops and implements controls for expense management
- Assists housekeeping team as needed
- Assists other Caldera Springs departments as needed
- Updates and maintains Caldera Springs maintenance policies, procedures, work orders, etc.
- Ensures quality work by maintenance team members and spa technicians
- Maintains a strong knowledge of American Disability Act regulations
- Recommends future projects as necessary
- Maintains and refines preventative maintenance programs
- Makes cost evaluation on in-house repairs versus subcontractors
- Coordinates and manages all subcontractors
- Works closely with vendors to assure proper pricing, delivery and maintenance
- Obtains competitive bids for all supplies and work orders
- Oversees designated projects and capital projects
- Uses environmentally friendly practices whenever feasible
- Dispatches service calls promptly, efficiently and with accuracy
- Maintains a high level of understanding of local, state and federal building codes
- Ensures all equipment is safe and operational
- Acts as a back-up to Housekeeping Manager in his/her absence
- Is immediately available in the event of an on-property emergency
- Assists property management departments in maintaining a safe and acceptable working environment
- Manages project timelines; anticipates the future
- Manages progressive discipline and/or termination when appropriate
- Manages timely completion of performance evaluations
- Assists with the development, training and inspiration of all team members
- Provides prompt follow-up to all guest/associate concerns
