Description
The responsibility of the Lead Maintenance Technician is to provide support to site management by developing and following a preventative maintenance program for the community to which they are assigned. It is their responsibility to plan a weekly work schedule for the maintenance team to ensure work orders are completed in a timely and efficient manner. The Lead Maintenance Technician should walk the property on a daily basis identifying and correcting issues before they escalate to larger problems. Ensure all vacant units are ready for occupancy. They will troubleshoot and repair (whenever possible) system issues such as HVAC units, minor electrical issues, and plumbing. Maintain vendor and contractor relationships paying close attention to budgetary constraints. Lastly, will provide direction and support to maintenance technicians on site.
Responsibilities:
- Identify maintenance issues
- Maintain vendor/contractor relationships
- Conduct all work in a safe manner and in accordance with OSHA standards
- Ensure the community has 24-hour on-call coverage
- Other duties as assigned by supervision

Requirements
- 3-5 years of property maintenance experience required
- 3 Years of maintenance supervisory experience
- Valid Driver’s License
- Knowledge of HVAC, Plumbing, and Electrical systems
- Demonstrated organizational and time management skills
- Must have his/her own tools and toolbox.
Physical Requirements:
Frequent bending stooping and reaching in all directions, will stand for extended periods of time, repetitive use of fingers, hands, and arms. Frequent climbing of stairs and walking. Will work outside and be exposed to the elements. Must be able to lift up to 50lbs.
Education:
- High School Diploma or GED Required
