A national real estate developer and investor with a substantial multifamily and affordable housing portfolio is building out its affordable housing platform and needs an Associate or Senior Associate to help drive it. The role centers on underwriting, financial modeling, and transaction execution across acquisitions and ground-up development. This is a high-ownership seat on a growing team with a meaningful pipeline already in motion.

Responsibilities:
- Build and own financial models for affordable housing acquisitions and development deals, including complex capital stacks with tax-exempt bonds, soft debt, and tax credit equity
- Manage transactions from initial screen through closing, coordinating with internal team members, JV partners, lenders, syndicators, and third-party consultants
- Conduct market and submarket research, including rent comparables, demographic analysis, regulatory review, and supply pipeline assessment to support investment decisions
- Prepare and present investment committee memos, partner update materials, and presentations for institutional capital partners; lead these independently with senior review
- Assist in structuring and negotiating deal terms across LOIs, purchase and sale agreements, JV agreements, and loan documents alongside senior leadership and legal counsel
- Manage debt and equity capital raise processes, including data room preparation, marketing materials, and lender and investor Q&A
- Support LIHTC and bond application processes, including coordination with state and local housing finance agencies
- Maintain portfolio-level financial models, prepare performance reports, and deliverables for senior leadership and institutional partners
- Oversee due diligence workstreams, including third-party reports, legal documentation, title and survey review, and closing checklists
- Supervise and develop Analysts; review their work before it reaches senior leadership
Minimum Qualifications:
- Bachelor's degree
- 3 years of experience in real estate finance, investments, or development with direct exposure to affordable housing, LIHTC and multifamily acquisitions; backgrounds in investment banking, real estate private equity, tax credit syndication, lending, or brokerage will also be considered
- Knowledge of affordable housing capital structures
- Strong working knowledge of the 4% LIHTC program and tax-exempt bond financing
- Advanced MS Excel and financial modeling skills
Preferred Qualifications:
- Experience with 9% LIHTC, HUD financing, Section 8 or HAP contracts, or LIHTC re-syndications
- Strong written and verbal communication skills with experience drafting investment committee memos and partner-facing materials
- Highly organized and able to manage multiple concurrent transactions with minimal oversight
