This role will assist Production Analyst in establishing and maintaining labor and material costs for all structural and nonstructural plan options.

DUTIES AND RESPONSIBILTIES:

         Cost Establishment:
  • Obtain material and labor bids/budgets from the field and from vendors, enter data, verify accuracy and maintain information for new communities, new plan releases, plan revisions and community specification changes.
  • Establish initial setup of lot costs, city permits and subdivision budgets for new communities and additional community phases.
  • Coordinate cost establishment process between the field and vendors to achieve the goals of having budgets entered and checked for accuracy within two weeks for plan revisions and four weeks for new plans.
  • Assist Purchasing Managers with monthly change analysis by keeping track of month to month price changes in takeoff revisions, price changes, and labor budget changes.
  • Research and resolve all problem invoices with the goal of reducing problems by improving accuracy of takeoffs and orders and/or training vendors in working within our system.
  • Partner with construction staff in identifying opportunities to improve takeoffs and budgets based on short orders.

Expediting:
  • Create initial work orders and purchase orders for all new community model starts and Prototype Plans via the preliminary purchasing report (PPR) with budgets customized for the appropriate exit strategy information.
  • Process model requests from the field for extra material by entering and creating short order PO’s (SOPO’s) and expedite the receipt of material by communication with vendors by e-mail.
  • Other duties as assigned.

MINIMUM QUALIFICATIONS:

  • High School Diploma required.
  • Bachelor degree preferred with concentration in Construction Management, Business or other related field.
  • Two years of construction or purchasing experience preferred with a homebuilding company.
  • High level of accurate and timely start budgets and extra purchase orders.
  • Significate mastery in minor to mid-size specials as it pertains to cost establishment.
  • Clear understanding of the expediting and cost establishment process as it relates to starts.
  • Strong organizational skills with a keen ability to prioritize and multi-task.
  • Excellent communicator (oral and written) including the desire to ask questions and learn from others.
  • Proficient in MS Office software (Word, Excel, Outlook, etc.) preferred.
  • Proficiency in Brix software preferred.
