Name/ Position/Title: Boiler-Chiller Maintenance Mechanic Lead

 

Position Summary

The Boiler-Chiller Maintenance Mechanic Lead is a highly skilled and experienced professional responsible for the safe, efficient, and reliable operation, maintenance, and repair of all boilers, chillers, and associated mechanical systems within a GSA facility. This position requires advanced technical expertise in central plant operations, a comprehensive understanding of GSA regulations and building standards, and proven leadership abilities to guide and mentor a team of maintenance mechanics. The Lead ensures continuous optimal performance of critical heating, ventilation, air conditioning, and refrigeration (HVAC/R) infrastructure, contributing directly to the comfort, safety, and operational continuity of the federal facility. This position may be required to work any of the three shifts. 

 

Responsibilities: (Other duties may be assigned)

  • Operate, monitor, troubleshoot, repair, and maintain large-scale commercial and industrial boiler systems (e.g., high-pressure steam boilers, hot water boilers, associated burners, controls, and ancillary equipment).
  • Operate, monitor, troubleshoot, repair, and maintain complex chiller plants (e.g., centrifugal, absorption, screw, reciprocating chillers, cooling towers, pumps, condensers, evaporators, and associated controls).
  • Perform advanced diagnostic tests on mechanical, electrical, and electronic components of boiler and chiller systems, utilizing specialized tools (e.g., combustion analyzers, vibration analyzers, leak detectors, power quality meters).
  • Conduct comprehensive preventive maintenance tasks, including chemical treatment monitoring and adjustment, tube cleaning, lubrication, filter replacement, and calibration of sensors and controls.
  • Oversee and perform complex repairs, overhauls, and rebuilds of major boiler and chiller components (e.g., compressor overhauls, tube replacements, pump rebuilds).
  • Ensure proper water treatment programs are in place and maintained for boiler and cooling tower systems to prevent scaling, corrosion, and biological growth.
  • Manage refrigerant handling, recovery, recycling, and reclamation in strict compliance with EPA regulations
  • Reads meters and gauges or automatic recording devices at specified intervals to verify operating conditions.
  • Records data such as temperature of equipment, hours of operations, fuel consumed, temperature or pressure, water levels, analysis of flue gases
  • Adjusts manual controls or overrides automatic controls to bring equipment into recommended or prescribed operating ranges, switch to backup equipment or systems, or to shut down equipment.
  • Visually inspected equipment at periodic intervals to detect malfunctions or need for repair, adjustment, or lubrication.
  • Maintains equipment by tightening fittings, repacking bearings, replacing packing glands, gaskets, valves, recorders, and gauges, and cleaning or replacing burners or other components.
  • Oils and lubricates equipment.
  • Performs water titration tests and adds chemical additives, such as water softener, into treatment tank to prevent scale buildup and to clean boiler lines.
  • Records operation and maintenance actions taken during shift in operator’s logbook.
  • Accomplishes periodic inspections, recurring maintenance requirements and associated documentation as assigned. Maintains systems to conform to written guidance and applicable changes.
  • Responds to emergency and urgent after-hours service calls. Works job assignments, research and requisitions materials, and prepares necessary documents and reports.
  • Requires working scheduled and unscheduled overtime work including areas other than respective skilled trade.
  • Perform root cause analysis for significant equipment failures and implement corrective actions to prevent recurrence.
