Description

A New Hire Signing Bonus of $1,000 is offered for this position.

To be awarded a signing bonus, a successful candidate must sign a OCHA New Hire Signing Bonus Agreement prior to the first day of employment. Signing bonuses will be awarded in 2 equal $500 payments. The first payment will be made once the employee has completed one full 2 week pay period. The second payment will be made upon successful completion of the employees Six Month Introductory Period.

 

SCOPE:

Plan, organize and supervise the maintenance, rehabilitation, of over 250 housing units. Supervisor must maintain quality control of interior and exterior spaces, in order to provide safe, decent, and affordable housing environments.  Perform maintenance work necessary for the upkeep and operation of building(s), grounds and equipment. 

 

ACCOUNTABILITY:

Directly responsible to the Housing Manager with accountability to the Regional Property Manager I.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Understand and carry out OCHA policies and procedures, including the Personnel Policy, and all applicable Federal/State regulations related to the maintenance of individual units and the assigned development(s). Understand the Public Housing Assessment Score (PHAS) scoring system and respond to deficiency items related to the improvement of the development.

 

Work with the Maintenance Program Coordinator to ensure unit turnover is timely, new employees are trained in the areas related to their position, ensure the ordering of supplies/materials are correctly done and coordinate all other maintenance functions.

 

Responsible for HUD and OCHA required Physical Inspections and the follow up maintenance work.

 

Coordinate/review all maintenance functions daily with Housing Manager.

 

Work with the Housing Manager to prepare the annual maintenance plan and budget for the development.  Accompany the Housing Manager, whenever necessary, to assist in information gathering, and to provide presentations needed by the Regional Property Manager I.

 

Supervise, direct, train, assist and monitor assigned personnel in all areas of property maintenance, rehabilitation, and the upkeep of grounds/facilities.  Ensure preventative maintenance, rehabilitation, inspection programs, and repair schedules are maintained for units’ turnaround.  Inspect deficiencies, develop project goals, assign staff to complete work orders, and monitor and report progress to Housing Manager.

 

Control, store appropriately, and maintain inventory of stock and non-stocked equipment and materials, including appliances and vehicles, tools, heavy and light equipment, paint, cleaning products, and fasteners etc.  Conduct physical inventory and order materials through the appropriate OCHA channels and understand basic government procurement procedures. Provide communication frequently to the Housing Manager to inform them of equipment and materials needs and/or deficiencies. Plan in concert with the Property Management and Technical Services department for emergency situations that may include inclement weather and utility outages etc. as directed by Housing Manager. Ensure all personnel comply with the correct safety procedures with hazardous materials.  (Asbestos, lead-based paint or chemicals.)

 

Review manufacturer’s product literature and prepare/update all necessary logs to maintain manufacturer’s warranty on roof
