About the role
As a part of a diverse community of faculty and staff who represent many faith systems and worldviews, Marian University seeks a Maintenance Manager to promote our Catholic Franciscan mission and identity by working closely with the Director of Campus Operations to oversee and lead maintenance procedures and actions for the university.
General Statement of Job:
- The Maintenance Manager oversees the immediate and preventative maintenance needs and necessary repair operations for all of Marian University Facilities. They ensure the facilities of Marian University remain structurally sound, functionally working, operationally efficient, well maintained, and safe. The Maintenance Manager does this with the help of a team of maintenance technicians that they manage, as well as procuring and overseeing maintenance services from outside partners.
Essential Duties and Responsibilities:
- Actively engage the Catholic Franciscan mission and identity of Marian University by modeling the Franciscan Sponsorship Values and honoring the legacy of the founding congregation through transformative education, unity in diversity, leadership through service, integrating faith and life, and institutional policies.
- Managing a team of 12-15 technicians, ensuring appropriate delegation of responsibilities and assignments to ensure timely and accurate delivery of services, to include preventive and predictive maintenance, and on-call repair services.
- Ensuring team is appropriately trained and following proper safety requirements and established procedures at all times.
- Creates/Maintains/Directs an extensive and comprehensive campus-wide facilities preventive, predictive, and planned maintenance programs; ensures appropriate utilization of institutional work-order system that supports the systems.
- Establishes priorities for the department, assigns, and coordinates activities of maintenance team and service contractors to carry out comprehensive maintenance and repair services campus wide.
- Coordinating with University stakeholders (faculty, staff, and students) across campus and ensuring that needs are appropriately prioritized, issues are identified, and work is monitored until the issues is completed and closed out.
- Performing initial assessments of equipment or system failures, customer complaints, and other issues that arise requiring eyes-on evaluation. Then coordinating as appropriate with other stakeholders and developing and implementing recommended solutions.
- In partnership with the Safety & Training Manager, ensure that all team members have up-to-date training related to their work assignments, and ensure compliance in the basics of life safety, employee (team) safe practices, and compliance with OSHA, EPA, IDEM, and similar regulatory interties.
- Maintains awareness and knowledge of major building systems infrastructure in each building to support maintenance technicians and provide support in relief of building personnel.
- Cultivate and maintain awareness of best practices in higher education for maintenance support services.
- Oversee service technician contracts to assure compliance with job specifications and cost agreements.
- Reduce potential for loss by ensuring that critical systems operational procedures (i.e., fire alerts and suppression systems, exit lighting, etc.) are operational and in full compliance with current standards and codes.
- Establish and direct annual maintenance program, to include off-season testing/overhaul as well as seasonal start-up and shutdown.
- Continuously survey and assess stakeholders satisfaction with maintenance services; identify shortcomings, quality of repairs, and customers communication; take prompt, positive action to maintain high levels of customer service.
- Builds, develops, and leads a maintenance team and staff capable of carrying out organizational objectives.
- Leads a team that provides operational expertise in service while providing hands on execution management of Operations.
- Interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance, praising extra effort, addressing complaints and resolving concerns about workplace performances.
- Manages compliance with all local state and federal regulations and codes and maintains all associated records and reports.
- Ability to read and interpret documents such as safety rules, operating, and maintenance instructions, and procedures manuals.
- Recommend projects which can be completed by using campus resources or outside contractors due to the projects scope and/or cost.
- Possess a moderate level of expertise in skilled trades which include HVAC, electrical, plumbing, locksmith, and carpentry.
