Pay: $60,000/year

Role & Responsibilities
As the Utilities and Energy Management Analyst your responsibilities will include:
- Analyze utilities reimbursements, expenses, and consumption to identify trends and areas of improvement.
- Review and investigate reimbursement, expense, and consumption data, and resolve areas of concern with Leadership and third-party billing vendors.
- Collaborate with external energy management firms to secure advantageous rates annually and perform quarterly evaluations of their performance.
- Assist in preparing and reviewing annual utility reimbursement and expense budgets, ensuring accurate documentation of budget inputs and variances.
- Assist in preparing materials for Monthly/Quarterly Utility Reviews for Leadership.
- Document utility billing methods for each property and assist with reviewing any bill method change recommendations.
- Monitor daily and monthly usage alerts and track for resolution.
- Support data assembly and submission for Energy Star, ESG, and other reporting requirements.
- Scope projects with various departments to review, update, and implement operational SOPs.
- Develop and manage utilities budgets (energy, water, and waste) and monitor performance relative to budget.
- Reforecast utilities spend throughout the year.
- Manage resident and common area billing and recovery performance, implementing legally compliant billing improvements.
- Collaborate with team members to develop resident engagement programs that drive better utilities performance.
- Measure, verify, and report all cost savings.
- Provide routine utilities performance updates and recommendations to leadership.
- Proactively ensure data and meter information completeness and accuracy.
- Perform additional responsibilities as allocated.
About You

- Willingness to travel and visit properties periodically.
- Familiarity with utilities expenses, reimbursement, budgeting, and sustainability programs
Location: Wayne, PA
Type: Full time, in office.
Minimum Experience: Bachelor’s degree in business, Finance, Real Estate, or a related field. 2-5 years of experience in financial analysis, utilities management, and multi-family industry experience.
