About the role

Overview

Under the direction of the Managing Director, Asset Management, the Director, Asset Management will interact with multiple departments within both KETTLER Inc. and Kettler Management Inc. to provide analytical leadership and guidance for the company’s large portfolio of affordable and market rate multi-family assets.  Position will have exposure to both multifamily and land development as well as retail in mixed use communities.

Responsibilities

  • Prepare, maintain and present property-level financial models that track actual performance against pro forma, reforecast future cash flows, and narrate variances.
  • Routinely update cash flow/waterfall projections to calculate investment performance metrics such as return on cost and IRR.
  • Provide monthly operational updates to senior management that focus on opportunities to add value to the portfolio and identify potential risks or threats that could erode value.
  • Work with internal Investments, Development, and Property Management departments to implement ownership’s business plan for each asset and recommend changes to the current business plan where needed.
  • Develop innovative strategies to improve financial performance and collaborate with corporate and site-level management employees to vet ideas and implement.
  • Stay attune to trends and opportunities in the market by shopping competitive properties and researching development pipeline.
  • Work directly with Property Management department to help assemble, review, and approve annual operating budgets and capital plans.

Qualifications

  • Must hold a Bachelor’s Degree, preferably in business with a focus in Finance, Accounting, or Economics.
  • Must have a minimum of 7 years experience working in an Asset Management function in a residential/real estate organization. 
  • Strong interpersonal, analytical, and quantitative skills are highly preferred. 
  • Advanced Excel skills are highly preferred. 
  • Must have a strong attention to detail with the ability to manage a diverse number of tasks simultaneously.
