Position Summary:
Coordinates day to day maintenance operations of the Middletown and Dayton sites as it pertains to facility maintenance and scheduled maintenance work. Champion of parts supply and inventory management.
Job Accountabilities:
- Oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, fire alarm and other building systems.
- Supervises work order tracking system, ensuring maintenance and repair work is completed correctly and in a timely manner for the Middletown and Dayton buildings
- Supervises contractors on site for facility work, ensuring work is being done safely and efficiently in accordance with our EHS policies and procedures
- Liaise with the property managers and hired contractors to ensure smooth communication, scheduling and execution of maintenance
- Assists manager over maintenance in the development of the annual budget as it relates to annual maintenance items
- Orders necessary parts and supplies within budgetary guidelines
- Owner of spare parts inventory system and parts area
- Assist Manager over maintenance in project scheduling and special events such as training
- Ability to take calls after hours when required
Work Environment/EHS Responsibilities:
- Position is based at Middletown site (80%) and requires time spent at the Dayton site (20%), no overnights.
- Will require working flexible hours for rotational on call hours, typically one week every six weeks.
- Contractor safety knowledge necessary.
Education, Experience, Skills & Competencies:
Key Education or Certification Required
- High school diploma or GED required. May be required to obtain certifications/licenses.
Required Minimum Number of Years of Relevant Experience
- 3 + years experience in a lead or a planner maintenance role or atleast 2 + years supervisory experience in a maintenance role
