Job Description
What does this role entail? The Business Development Analyst supports the pursuit, evaluation, and execution of new third-party management opportunities across RangeWater’s portfolio. This role participates in multiple projects across the firm’s geographic footprint, providing financial analysis, market research, and analytical support that informs client-facing materials, pursuit strategy, fee-structure, and internal planning across concurrent business development efforts. The position supports opportunities from initial assessment through award and onboarding and interfaces closely with Business Development leadership on a daily basis.
Essential Roles You Will Play:
Assist in the pursuit and evaluation of new third-party management opportunities, including financial analysis, underwriting, and opportunity screening.
Prepare underwriting and market analyses, including rent setting, comp identification, and market evaluation, to support opportunity assessment and client-facing diligence materials.
Perform market research and competitive analysis, including rent comps, operating benchmarks, staffing models, and market supply and demand dynamics.
Provide analytical support for client-facing diligence materials by developing supporting exhibits, analyses, and data summaries used throughout the pursuit process.
Leverage internal operating data and business intelligence platforms to inform underwriting assumptions and business plan considerations, producing clear, client-ready analytical materials.
Coordinate with internal teams including Operations, Marketing, Revenue Management, and Accounting to gather inputs required for opportunity evaluation and diligence.
Support awarded opportunities through onboarding by assisting with analytical inputs, assumptions, and handoffs to internal teams.
Maintain accurate tracking of opportunities, analyses, and supporting materials, ensuring consistency, accuracy, and organization across active pursuits.

Work Hours and Work Environment:
Hours of Operation: Monday through Friday: 8am – 5pm

Education and Experience:
Education: Bachelor’s degree required, preferably in real estate, finance, economics, business, or a related field.
