Job Description
The core purpose of the Construction Associate is to manage the simultaneous construction of multiple interiors and capital improvement projects. At any given time, a Construction Associate will be expected to coordinate and manage 10-20 concurrent projects with limited oversight from leadership. A Construction Associate is expected to plan, lead, and coordinate all activities associated with the overall budgeting, design, bidding, contracting, and execution of his or her projects from conceptualization to final closeout.
Title to be determined based on level of experience.

RESPONSIBILITIES:
- Reads and interprets leases, including work letters
- Facilitates early pricing exercises with capable vendors/general contractors
- Coordinates the creation of Construction Documents by the appropriate consultants
- Actively participate in design process and identify areas of potential risk
- Works with tenants, engineers, and contractors in formulating accurate and complete scopes of work and budgets
- Leads the project team in translating the project program, scope of work, and project sequencing into construction documents
- Creates or assist in creating the schedule and sequencing of the project so accurate expectations can be conveyed to the client and project team
- Prepares job specific instructions and bid forms to bidders for each project (RFP’s)
- Solicits pricing information and/or bids from general contractors or single vendors
- Performs analysis of bids, calculates soft costs, fees, permits, insurance, licenses, taxes, and other costs for the project in order to produce a complete budget
- Leads value engineering exercises
- Coordinates contracting for all required parties
- Oversees the permitting process, if required
- Coordinates timely & accurate responses to RFI’s, submittals, and change orders
- Review change orders for validity & provides recommendations for acceptance
- Coordinates and leads project kickoff & weekly project progress meetings
- Oversees pay application verification and processing including review of lien waivers
- Monitor compliance of the project team with the provisions of their respective contracts
- Prepares monthly & weekly reports for clients
- Monitors punch-list preparation, inspection, and closeout
- Packages all closeout documents according to client’s standards, including final applications for payment, lien waivers, operating manuals, guarantees, warranties, and as-built drawings
- Continuously manages recording of all project documentation
- Communicates construction status regularly with property management
- Makes (minimum) weekly site visits to review field progress
- Provide regular updates on construction progress as compared to the project schedule
Qualifications
- Proficient in MS Office Suite, especially MS Excel
- Basic understanding of construction drawings and contracts
- Ability to lead consultants and contractors through the life of a project
- Maintain professional communication with owners, brokers, architects, engineers, contractors,
- tenants, municipalities, and other stakeholders
- Efficient in managing multiple, concurrent tasks
- Able to identify risks and potential cost exposures in advance
- Meet with clients and visit jobsites for due diligence, pricing, and project man
