Building Engineer III

HealthPartners is hiring for a full-time Building Engineer III.

 

QUALIFICATIONS:

REQUIRED:

Diploma graduate from an area vocational technical institute in commercial building maintenance or ten (10) years experience in commercial building maintenance in facilities with at least 100,000 square feet, and with the completion of vocational technical training of at least one (1) course in each of the following areas: mechanical maintenance, electricity, plumbing, heating and cooling system.

Equivalency consideration will be given to individuals with fifteen (15) years experience in a commercial facility in the areas of mechanical maintenance, electricity, plumbing, heating and cooling systems.

Meet the minimum standards for Building Engineer III position including:

1. Electrical

a. Know and follow electrical safety practices.

b. Working knowledge of AC, DC, single-phase and three-phase power and low voltage.

c. Trouble shoot electrical circuits using multi-meter.

d. Familiarity with wiring diagrams.

2. Plumbing

a. Working knowledge of plumbing accessories, valves, pumps, seals, etc.

b. Able to install, repair or replace toilets, sinks, faucets, flush valves.

c. Know proper use of power snake for drain lines.

d. Able to repair various piping systems (copper, plastic, galvanized, etc.)

3. Heat and Air-Conditioning

a. Understand operation of various mechanical systems (boiler, heat pumps, cooling towers).

b. Understand the refrigeration cycle.

c. Working knowledge to check and charge system refrigerants, pressures and recovery.

d. Able to perform preventive maintenance tasks on HVAC equipment, motors, filters, compressors, bearings, pumps, etc.

e. Able to trouble shoot electrical and pneumatic problems.

f. Understand water treatment for boilers/cooling towers.

g. Have a basic understanding of energy management systems (including operation, monitoring and alarms) and knowledge of direct digital controls.

Pool Operation & Maintenance certification.

Familiar with code compliance.

Experience and able to operate and understand computerized energy management systems.

Possess Universal CFC Certification and be currently licensed in the State of Minnesota with a First Class boiler-operating license.

Pass bonding and security clearance requirements.

Possess a current valid driver’s license and reliable transportation.

Willingness to work flexible hours and work at multiple locations.

Demonstrated ability to work independently with minimal supervision.

Ability to show initiative.

Courteous, cooperative and able to establish effective working relationships.

Willingness to learn computer systems.

Pass HealthPartners pre-employment physical exam.

 

PREFERRED:

Experience in a medical facility.

Familiar with joint commissioning

Residence within twenty (20) minutes driving time to the clinic.

Experience in grounds maintenance, landscaping, snow removal and parking lot maintenance

Experience and able to operate and understand computerized energy management systems.

 

PHYSICAL REQUIREMENTS:

Must be able to stand for long periods of time, climb, lift 80 pounds and shovel snow. Must possess manual dexterity and visual acuity to complete required duties and responsibilities.

 

POSITION PURPOSE:

The Building Engineer III position is totally responsible for a large complex multi-tenant building. The responsibilities include building operations, preventative maintenance / repair to mechanical, electrical, plumbing and HVAC systems, and appearance of building grounds / parking lot. The person must be available for emergency call.

 

ACCOUNTABILITIES:

Install and repair equipment (including complex) when appropriate.

Ensures proper operation and maintenance of pool(s) and related systems.

Develop security and safety procedures to include opening and closing of clinics.

3. Work with contractors/vendors and Supervisor Facilities Engineer to insure proper installation of equipment, repair of equipment, building repair and ground / parking lot maintenance and to develop and maintain vendor phone call lists.

4. At times of emergencies, the Building Engineer III will be either available or arrange for adequate cover
