About the role
Nature of work : <div>This is work performing two or more skilled trades in the maintenance of buildings and/or equipment.</div><br>Typical Responsibilities: <div>Installs and maintains electric, mechanical and groundskeeping equipment Installs and maintains valves, sinks, wash bowls, sewers, and other sanitary fixtures. Performs a variety of brick, concrete, and carpentry work. Performs electric and acetylene welding and brazing. Assists in the maintenance of heating and air conditioning equipment. Operates lathes, drill presses, threading machines, and grinding machines. During declared campus emergencies, this position may be required to perform specific job related duties at a designated off campus location or place of residence.</div><br>Required Qualifications: <div>Completion of an approved apprenticeship program for multiple trades; or a high school diploma and three years of experience directly related to the job functions. Directly related college coursework or vocational/technical training may substitute at an equivalent rate for the required experience.</div>
Job Function: 25% - Plumbing Works a)Install/maintain/alter/repair sinks & faucets, showers, toilets, urinals, drinking fountain, hot water heaters, valves, & other plumbing fixtures b)Install/repair galvanized, PVC, CPVC & copper pipes for portable water supplies & hot & cold water supply lines for fixtures c)Use proper pipe connection procedures, such as soldering copper pipes & fittings, & check for leaks d)Unstop/repair/replace sanitary drain lines e)Operate electric drain routing machine to open drain lines 20% - Electrical Work a)Install/maintain/alter/repair electrical systems (under & above ground), conduit (underground, exterior & interior), external light fixtures & poles (roadway, parking lot, sidewalk & building), interior light fixtures, power appliances, light machinery, electrical controls (switches, breakers, fuses & panel boxes), transformers, outlets, computer & telephone cables & circuits, etc b)Replace ballasts & bulbs in light fixtures c)Troubleshoot/repair power & lighting circuits 15% - Refrigeration & Air Conditioning Work a)Install/maintain/adjusts campus refrigeration air conditioning, heating & ventilation equipment, & duct work b)Evacuates & recharges air conditioning systems with refrigerants c)Remove/overhaul/replace compressors, condenser, etc d)Inform supervisor of repair parts & materials needed to be requisitioned 20% - Preventative Maintenance Work a)Inspect/clean/replace filters for HVAC units in compliance with EPA certification b)Lubricate electric motors c)Inspect campus emergency generators for proper fluid levels and operation, make minor field adjustments and report major malfunctions d)Inspect/repair Housing Intellikey door locks e)Check all elevators for proper operation 15% - Equipment Operation & Maintenance a)Possess the ability to properly and safely operate the following equipment; bucket truck, trencher, mud & trash pumps, pipe threading machine, drill press, etc b)Check all equipment for proper fluid levels and operation before using c)Follows all established & recommended procedures for the safe & effective operation of each piece of equipment Follow Safety Guidelines & Procedures a)Adhere to all federal, state, local, campus, & the department safety regulations during the performance of assigned duties b)Stay alert for safety violations by other employees that may injure those employees, this employee, or other persons in the area c)Report all unsafe situations immediately to supervisor or higher authority as needed to correct the condition as quickly as possible d)Take immediate action to personally stop unsafe acts if delay to inform supervisor may allow accident to occur This position is designated as a Tier 2 respondent for designa
General Description / Primary Purpose: This is a skilled trade work in plumbing, electrical, and air conditioning equipment installation, maintenance, and repair. This position requires a positive, self-motivated person with excellent interpersonal communication skills, willing to work in an environment requiring strong emphasis on providing superior customer service in conformance with the University's mission and values. Housing Operations is an integral part of the Division of Student Affairs, and as such, is measured by its ability to successfully interact with students and to assist in their individual needs and concerns. To this end, the Maintenance Mechanic will often be required to demonstrate a caring and patient attitude, utilize conflict resolutions skills, and to ensure that every effort is made to create satisfied students.
