Position Summary
This role will be responsible for building partnerships with the retail stores and the 3rd party contractors to collectively execute construction projects (new stores, remodels, and capital improvements) to deliver safe and high performing facilities while maintaining fiscal responsibility. This role is additionally responsible for sourcing contractors, providing solutions for issues that arise, communicating with Stores/SSC, and negotiating/bidding all projects. They are to act as the project owner from conception to completion. This role will maintain and track (budget vs. actual) records, complete timely and accurate risk assessments on the budget, and pro-actively communicate issues and concerns. Further this role will perform on-site inspections and reviews to ensure compliance with lease, construction exhibits, standards/requirements, local code enforcement, quality of work, etc.
Duties and Responsibilities:
Manages all facets of project management (budget, schedule, procurement, quality & risk) for individual projects including planning, construction, and closeout.
Administer contracts to manage, negotiate, support, and execute the contract process.
Manage accurate invoice payment process and financial management of the project costs.
Directs contractors, architects, engineers, and other consultants; keeps them on schedule, holds them accountable and takes appropriate action in a timely manner to maintain proper project planning.
Ensures quality control standards for construction (e.g., costs, timing, site & building design layout, specifications)
Lead, monitor, and coordinate with the On-site Superintendent through web-enabled communication, site visits, and / or other relevant modes of correspondence.
Interfaces directly with project stakeholders to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones.
Tracks progress of each project against goals, objectives, approved budgets, approved timelines.
Reports status and variances. Creates action plans to meet objectives, budget, and schedule.
Provides thoughtful leadership on the creation of project plans and timelines and facilitates workout sessions and key meetings.
Provides guidance and support to onsite construction teams and acts as liaison between property management, store leadership and construction teams.
Assists in creating Capital Budget for capital project initiatives. She/he will manage and execute approved projects to the budget created.
At the completion of a project or project phase, captures key lessons learned and communicates to team and partners. Effectively applies lessons learned in subsequent projects.
Engage and maintain positive working relationships with local government jurisdictions/departments.
Research as needed for new construction materials, equipment or application of construction materials that lower the cost of the construction work.
Qualifications and Skills Required:
Communication: Candidates must have strong listening and interpersonal skills. They must possess good verbal and written communication skills and be able to communicate cross-functionally. Candidates communicate expectations and standards to execute company programs.
Computer: Candidates must possess basic computer skills with a working knowledge of Microsoft Office Suite, including Outlook.
Accountability: Candidates must possess the skills to lead conflict and provide performance management feedback to appropriate Manager.
Business Acumen: Ability to quickly learn business acumen with appropriate training.
Organization: Candidates must be able to organize multiple priorities to ensure execution.
Education/Experience: High School Diploma & experience in facilities management, retail, construction, and real estate preferred.
