GENERAL STATEMENT OF DUTIES

Oversee and manage multiple senior living communities within a designated region, ensuring optimal maintenance operations and resident satisfaction. Responsible for developing and implementing maintenance strategies, budgeting, staffing, and vendor management. Supervise and mentor facility technicians, providing training and support to maintain high standards of service delivery. Collaborate with executive leadership to achieve operational goals and maintain regulatory compliance.

ESSENTIAL FUNCTIONS

• Manage Facility Technicians in providing all maintenance activities and services;

• Defines standards of quality and quantity, and instructs employees on difficult work operations;

• Provide leadership, training, direction, and development opportunities to staff by participating in hiring, coaching, setting clear expectations and goals, and following the disciplinary process if necessary; direct staff in daily responsibilities during the duration of the project;

• Works with the Operations and Facility team members to develop scope of work, budgets, cost estimates, and timelines for completion for projects

• Manages the overall cost and schedule of renovation and remodel projects ensuring projects are completed to a high-quality standard;

• Purchases and tracks materials, includes reporting of all purchases and receipts;

• Trains staff in safe work practices, operation of equipment, and use of materials;

• Conducts inspections of grounds including fences, pavement, sprinklers, or other structures to ensure proper function and maintenance;

• Changes work plans, work assignments and methods as necessary to reduce or control costs, and to accomplish the work effectively as possible within the budget;

• Tracks and reports on progress of projects against goals, objectives, budgets and agreed upon timelines;

• Conducts inspections of all buildings as needed, including appliances, flooring, HVAC systems, plumbing and electrical, for proper maintenance and regulatory compliance;

• Performs maintenance and construction work as required.

• May supervise housekeeping department;

ADDITIONAL EXAMPLES OF WORK PERFORMED:

• As necessary, personally performs the work required in any of the positions supervised;

• Travels to assist another region with a project;

• Coordinates contracted projects;

• Performs related duties as required.

JOB SPECIFICATIONS:

• A minimum of five years of years of experience in maintenance or a related field;

• Previous supervisory experience required;

• Knowledge of local building codes

• Comfortable reading and understanding blueprints and drawings

• Ability to budget, schedule, negotiate and control costs

• Knowledge of general maintenance skills, tools, best practices;

• Knowledge of OSHA and safety regulations, protocols, and procedures

• Knowledge of fire codes and state regulations;

• Ability to exercise sound judgment;

• Ability to establish and maintain effective working relationships with employees, facilities, vendors, and operations staff

• Ability to plan and supervise the accomplishment of maintenance projects;

• Ability to supervise and motivate staff;

• Ability to communicate effectively verbally and in writing;

• Ability to operate motor vehicles (including light trucks) safely.

OTHER REQUIREMENTS:

• Must be at least 21 years of age

• The incumbent will be on call 24-hours a day and may be required to work irregular hours;

• Must possess valid driver’s license, reliable transportation, and personal automobile insurance;

• Must pass a criminal background check;

WORK ENVIRONMENT AND PHYSICAL DEMANDS:

• Completes inspections, repairs and installations which require the incumbent to stand, stoop, bend, kneel, climb, and sometimes work in tiring and uncomfortable positions;

• May work from ladders, scaffolding and other types of aerial equipment;

• Must be able to lift up to fifty (50) pounds unassisted;

• Frequently carries tools and equipment;

• The work does require travel from different facilities or to obtain tools and materials;

• The work is performed inside and outside, and is sometimes dirty, dusty, and greasy;
