What this job involves

The Project Team Lead directs project management services on assigned JLL client projects, regions, and practices while providing superior client service. This role oversees project implementation and execution through construction completion, managing projects up to 25,000 RSF with potential responsibility for projects up to 75,000 RSF. The position includes managing small ground-up projects encompassing programming, design, entitlements, bidding, permitting, and construction management, as well as overseeing capital improvement and asset preservation programs at multiple sites. The successful candidate will develop project budgets including hard and soft costs, manage consultant and contractor teams, maintain client relationships, and provide on-site supervision to ensure project performance criteria are met. This role also involves business development activities, training JLL team members, and identifying areas of concern regarding potential liabilities and risk.

Your day-to-day tasks will include:

  • Overseeing project implementation and execution through construction completion, managing projects proficiently up to 25,000 RSF with potential responsibility for projects up to 75,000 RSF including ground-up construction

  • Developing or assisting in developing project budgets including hard and soft costs, managing project budgets, maintaining monthly forecasts, and conducting cash flow analysis for assigned properties

  • Managing project scheduling and decisions based on owners' objectives including site improvements, entitlements, permits, consultant selection, design team management, contractor selection and management, and financial management

  • Assembling and managing required teams of consultants and contractors, negotiating contracts, and interfacing with architects, client staff, property managers, and vendors to ensure project success

  • Providing appropriate on-site supervision to ensure project performance criteria are met while maintaining client relationships and managing conflict resolution effectively

  • Overseeing capital improvement and asset preservation programs with design and construction processes at multiple sites through local resources with minimal oversight

  • Participating in business development activities including sourcing, pitching, and securing new business and projects within local markets, attending client meetings, and assisting with marketing materials development

Physical Demands and Work Environment:

  • Position may work primarily at client site or project location with potential daily client and contractor interaction

  • Face-to-face and/or remote daily interpersonal interaction is usually required in order to perform the job

  • Travel as needed and may range from 0-4 nights per week

  • Work environment includes construction sites, client offices, and JLL offices requiring adaptability to various settings

Required Qualifications:

  • Bachelor's degree from an accredited institution

  • 2-5 years of experience as Associate Project Manager (APM) or similar role

  • Firm knowledge of construction, architecture, or commercial real estate industry

  • Strong interpersonal skills with the ability to interact with executive level internal and external clients

  • Organizational and detail-oriented mindset with the ability to prioritize and manage differing needs of the business

  • Proficiency with Microsoft Office products

  • Ability to multi-task working within a team structure and independently while assuming complete responsibility for assignments of moderate complexity

Preferred Qualifications:

  • Degree in Architecture, Engineering, or Construction Management

  • LEED (Leadership in Energy and Environmental Design) certification

  • AIA (American Institute of Architects) professional membership or credentials

  • PE (Professional Engineer) license

  • PMP (Project Management Professional) certification

  • Experience managing capital improvement and asset preser
