We are seeking an experienced Operations & Maintenance Technician to support the operation, maintenance, and reliability of systems in a mission-critical environment. The ideal candidate will have a strong background in performing preventive and corrective maintenance across a range of mechanical equipment. This role ensures safety, compliance, and consistent system readiness to support client and facility operations.

Responsibilities:

  • Perform preventive and corrective maintenance on HVAC and air handling systems, ensuring reliable operation and environmental control in accordance with OEM specifications, internal standards, and industry best practices.
  • Execute all scheduled maintenance activities (monthly, quarterly, semi-annual, and annual) on assigned assets, documenting all work performed and ensuring compliance with established maintenance schedules.
  • Maintain and troubleshoot equipment across the following systems:
    • Makeup Air Handlers (MAHs)
    • Recirculation Air Handlers (RAHs)
    • General Air Handlers (AHs, GAHs)
    • Fan Coil Units (FCUs)
    • Unit Heaters (UHs)
    • Clean Room / Data Center Air Conditioners (CRACs)
    • Supplemental and localized air conditioning units (e.g., guard shacks, small offices)
  • Perform Lockout/Tagout (LOTO) and verify zero-energy state prior to starting maintenance work; safely remove isolation after completion and verification of proper operation.
  • Coordinate with operations or facilities teams to ensure system handoff and restoration are completed safely and without process interruptions.
  • Conduct inspections, filter changes, lubrication, belt and bearing maintenance, damper checks, coil cleaning, and vibration monitoring per manufacturer and internal procedures.
  • Verify operation of fans, motors, actuators, sensors, valves, and control systems to ensure optimal air distribution and temperature control.
  • Identify abnormal conditions such as vibration, noise, temperature variance, or control instability and report findings for follow-up action.
  • Record all activities, materials, labor, and system performance data in a Computerized Maintenance Management System (CMMS) (e.g., Maximo, eMaint, SAP PM, or equivalent).
  • Troubleshoot and resolve mechanical, electrical, and controls issues affecting HVAC system operation.
  • Replace or repair faulty components, including drives, sensors, belts, bearings, filters, and control devices.
  • Verify post-maintenance functionality through operational checks and trend monitoring to confirm system performance.
  • Maintain accurate as-found and as-left documentation, including work order closeouts and any configuration changes.
  • Ensure cleanliness and proper housekeeping in mechanical rooms and HVAC spaces after maintenance work.
  • Support energy efficiency initiatives by monitoring system performance and recommending improvements.
  • Participate in root cause analysis (RCA) and reliability reviews for recurring HVAC system issues.
  • Follow all safety policies and procedures, including confined space entry, elevated work, and PPE requirements.
  • Maintain proper care and calibration of tools, meters, and diagnostic equipment used for HVAC maintenance.
  • Collaborate with other technicians, engineers, and site leads to ensure effective scheduling, system coordination, and knowledge sharing.
  • Participate in training programs and cross-disciplinary learning to maintain and enhance technical proficiency.
  • Achieve 100% compliance with safety protocols, LOTO procedures, and PM completion schedules while ensuring zero equipment damage or environmental impact.
  • Perform other duties and responsibilities as assigned.

Skills Required:

  • 1–5 years’ hands-on experience in operations and maintenance within mission-critical or industrial facilities.
  • Broad technical knowledge of mechanical and HVAC systems.
  • Ability to troubleshoot, maintain, and escalate issues with equipment and systems effectively.
  • Knowledge of environmental, health, and safety standards in mission-critical environments.
