Field Operations Lead

The Role 

Kasa is looking for a Field Operations Lead who will be responsible for the end-to-end ownership over the on-the-ground operations of our Single Family Leisure properties. This will consist of physical and technical responsibilities, while also being the face of Kasa on the ground. 

The Team

The Field Operations Lead will report to the Director, Single Family Homes of and will work closely to partner with the Central Operations support team and our Guest Experience team. 

Day in the Life

The Field Operations Lead’s responsibilities will include and are not limited to:

• Property Care:
  • Utilizing tracking tools to ensure routine inspections of Homes are completed
  • Managing, prioritizing, and carrying out on-site tasks (i.e. stocking supplies, purchasing, installing replacement furnishings, liaising with service vendors on maintenance requests)
  • Routine visits/assessments of Homes to include replacing broken items, coordinating with the housekeeping partner, and consistently searching for potential areas for improvement. 
  • Prioritizing, identifying, and executing property improvements against a per/home budget
  • Proactive communication to trust and safety/insurance for property damage caused by guests to ensure a speedy remediation
  • Inspect and provide feedback to housekeeping partners to ensure cleanliness standards are upheld throughout the building
• Guest satisfaction:
  • Establish five-star standards for cleanliness, maintenance, wifi, etc.
  • Guest communication through local engagement (phone, text, email, and web-based platforms) and partnership through coordination with Kasa’s centralized Guest Experience team when local engagement is needed
  • Liaison with Trust and Safety team to implement security protocols and be present at the home to personally oversee the departure of problematic guests
  • Responsibility for Guest satisfaction
  • Act as the primary party responsible for providing support for lockouts, last-minute requests, and assisting with other guest issues
  • On-call as agreed upon for necessary after-hour issues
• Adhering and abiding by operational budget:  
  • Monitoring of orders, inventory control, etc. to ensure alignment with budget 
  • Negotiation of the Procurement team to establish par levels for operating supplies and ensure orders are placed on a regular basis, with an eye toward fiscal prudence
• Leadership:
  • Responsible for coordinating aspects of day-to-day management, interdepartmental communication, and building relationships with third-party stakeholders
  • Fostering the relationship with all third-party service providers
  • Drive quality metrics in markets by receiving and acting on all portfolio feedback.

Experience:

• You have 2+ years of property management experience
• If lacking property management, you should have 2+ years of tech startup operations experience
• You enjoy mobile technology, have worked with it in past roles, and you're eager to learn new systems and platforms to make you better at your job
• You're flexible in your schedule and can help with emergencies whenever they arise
• You're handy with a toolkit and comfortable building boxed furnishings
• You have reliable transportation and are open to traveling to multiple locations as needed
• You're comfortable lifting items up to 50 pounds
• You can handle stressful situations with a calm and positive demeanor
• This role requires regular access to a reliable vehicle to use for work, a valid driver's license, and a clean driving record with proof of insurance.
• This role requires residence in Broward County, Florida.
