YOUR ROLE AND IMPACT 

Prometheus is looking for a Commercial Mobile Building Engineer for its Commercial portfolio in Santa Clara and San Mateo Counties. This position is responsible for all physical operations of our Santa Clara and San Mateo Class A office and historic retail, including preservation and maintenance needs across the portfolio, monitoring operating expenses, providing a quality business environment for tenants, and establishing a positive and productive working relationship with staff and vendors.

• Building Management - Contributes to the achievement of property financial and quality goals as well as prepares and implements changes in our system (Yardi).  Responsible for contributing to property occupancy goals by maintaining upkeep of all aspects of commercial properties and inspects completed work for conformance.
• Personnel Supervision - Monitoring all vendors engaged in painting, ground maintenance, repairs, and the upkeep of buildings; Confers with Building Engineers and Regional Engineering Manager to coordinate activities and produce Contract Request Forms in accordance with the Commercial operating procedure when needed.
• Daily Operations - Responsible for administration of maintenance functions and accurate tracking of inventory for repairs and maintenance as well as troubleshooting and repairing minor mechanical systems.  Plan layouts and estimate costs for repairs and replacement parts for electrical, mechanical, plumbing, and electronic systems including requisition parts, supplies, and equipment.  Responsible for timely and satisfactory completion of service requests and participates in the operation of all emergency services within commercial properties.

HERE'S MORE OF THE NITTY-GRITTY:

The Commercial Mobile Building Engineer possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation:

• High school diploma or General Education Degree (GED). Formal training at an accredited vocational school, college program, or trade school desired.
• Minimum three years of experience in mid-rise and high-rise office buildings, retail, or critical facilities.
• Experience with FACP, Electrical, Fire Life Safety Systems, and Building Automation front end and downstream controls.
• Universal CFC/EPA license preferred.
• Aligns with all applicable codes, regulations, governmental agency, and Company directives related to building operations and safety protocols.
• Proficient with commercial building infrastructure, including locks, roofing, water features, and lighting systems (ballasts and bulbs).
• Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
• Coordinates and inspects the work performed by outside contractors.
• Reviews assigned work orders.
• Estimates time and materials needed to complete repair.
• Orders vital materials and supplies to finish the tasks.
• Participate in after-hours on call rotation

Compensation

• Pay Range $40.00 to $45.00 per hour  
• Discretionary Annual Bonus Plan
