Job Description – Head of Real Estate, Americas

Purpose of the Role
- Responsible for supporting the Head of Corporate Real Estate Services, Americas to resolve short- and long-term business requirements and to develop an optimal portfolio strategy aligned to those requirements, while driving opportunities to generate value and deliver cost savings.
- Support the implementation of the real estate strategy through leading the performance of suppliers of Real Estate services in the Americas and embed rigorous governance of CRES activities.
- Responsible for running all strategy planning, negotiations, and transactions of a portfolio of over 80 properties across 15 countries.
- Run the financial performance of the Americas real estate portfolio (rents, rates, service charge, insurance, dilapidation management, and void property costs) by developing budgets, operating within plan specifications, reporting variances, and preparing business proposals.
- Lead all aspects of Americas real estate property related spending, capital expenditure budgets, and adherence to appropriate governance processes.
- Lead and evaluate the performance and efficiency of several suppliers of real estate services to the Americas portfolio against contractual obligations and agreed on critical metrics.
- Day to day property management including ad hoc real estate and finance queries, portfolio planning, lease audits and data management accuracy for the Americas.
- To budget, operate and run all current Fleet, including but not limited to Diageo owned vehicles, leased commercial and executive fleet vehicles, ensuring efficient control processes and compliance with current policies.
- Support and or drive Diageo’s Sustainability goals with a clear focus on the environmental targets.
Financial
- Sound financial understanding, with experience of supervising budgets.
- Review and plan facilities operating budgets (AOP´s) and Capital Investments (CAPEX).
- Support the embedding of the new financial ZBB model and IRFS16 accounting for all applicable leases.
Leadership Responsibilities
- Accountable for developing and maintaining trusted and positive relationships with internal and external partners and colleagues. Effective management of supplier relationships is key to success in this role.
- Build and maintain positive relationships with peers to share insights and outstanding practice to support strategic CRES objective of aligned and consistent delivery of services globally.
- Ensure clear measures for success are identified and reported against including performance of suppliers who support property activities.
Governance, Performance Measurement & Reporting
- Support implementation of best in class practice data management.
- Drive robust governance of CRES activities across the business to ensure compliance with the processes and requirements set by central CRES policy and standards team.
- Support Global reporting on real estate and FM performance for the portfolio, in accordance with the processes and requirements set by the central CRES policy and standards team.
Fleet Management
- Responsible running a fleet of approximately 300 vehicles in the US/Canada.
- Maintain relationship with fleet outsourcing company, guaranteeing compliance with Diageo’s policies and market best in practices and Diageo internal customer satisfaction.
- Support review of fleet policies/procedures and fleet models aligned with Diageo’s global models and North America market through benchmarking with other CPG companies.
