POSITION DESCRIPTION:
Facilities Management and Planning administers custodial services; building maintenance and alterations; utilities operations (heating and cooling); landscape services; capital construction review as it pertains to future maintenance; motor pool operations; property control and inventory; delivery services; stores operations and other support activities necessary for the benefit of administration and academic areas of the campus community. The SOU campus includes 175 acres of grounds, 140 of which are under active use and maintenance. Facilities Management maintains 21 major buildings comprising over one million square feet of building space. The department is staffed by approximately 45 full time personnel and is responsible for approximately 9% of the total campus budget.
The Trades Maintenance Worker 2 performs a variety of skilled and semi-skilled tasks in repair and maintenance of buildings and some equipment.
Minimum Requirements
- Three years of general building maintenance experience in one or more of the following trade areas: carpentry, electrical, mechanical, painting, plumbing, and welding.
- NOTE: Some positions may require licensure or certification in a specific trade area.
Preferred Requirements
- Valid Oregon Driver License Good driving record – must qualify to drive University vehicles.
- Three years maintenance experience.
- Experience coordinating or assigning tasks to a small team (4-6 people).
Essential Functions
Duties - The following examples are typical work activities that are meant to illustrate the general range of work functions and are not meant to be all-inclusive or restrictive:
(25%) Duties Include
General Building Maintenance
- Complete work orders for general maintenance in all campus buildings as assigned. Work includes but is not limited to plumbing repairs (sinks, faucets, toilets, urinals, supply lines, sink waste lines, snaking clogged drains, etc…), flooring repairs (VCT, linoleum, carpet, threshold strips, etc…), replacing ceiling tiles, repairing wall surfaces (stucco, drywall, etc..), paint (exterior & interior), concrete repairs, roofing repairs and other duties as assigned by lead or supervisor.
(25%) Duties Include
Preventative Maintenance
- Participate in preventative maintenance program for campus buildings. Program includes general roof cleaning, flooring inspection & repair, plumbing fixture inspection & repair, classroom furniture inspection & repair or replacement, etc.

Construction
- Complete general construction projects as assigned via work orders. Includes, but not limited to new walls, doors, windows, flooring, siding, etc… Modification of existing walls and remodel of office space. Must adhere to appropriate construction codes and work must pass City of Ashland inspection.
(20%) Duties Include
Carpentry Projects
- Complete general carpentry projects as assigned via work orders. Includes but not limited to, fabrication or modification of cabinets, tables, shelving, fences, decks and other furniture. Assess project to determine economy of repair vs. replacement.
(5%) Duties Include
Other Duties
- Other duties as assigned by Supervisor & Leads. Utilize FAMIS software system, record daily time & materials associated with work orders and routine maintenance.
