Job Title: Community Land Trust (CLT) Program Coordinator

Reports To: Community Land Trust Manager

Job Type: Full-time, 40 hours per week

FLSA Status: Non-exempt

Summary: 

Under the direction of the CLT Manager, the Program Coordinator is responsible for coordinating homebuyer intake and qualification of homebuyers, obtaining a purchase contract, coordinating the closing process, and coordinating stewardship efforts for the Dwelling Place Regional Community Land Trust (DPCLT) homes. The Program Coordinator will connect education and support resources to DPCLT homebuyers to assist their efforts to meet the eligibility requirements to purchase a DPCLT home. 


Essential Duties and Responsibilities:


Pre-purchase Responsibilities-

· Prepare prospective homebuyer households interested in purchasing a CLT home and work to ensure that interested buyers have a clear understanding of CLT homeownership prior to purchasing a CLT home.

· Field calls from interested buyers and inquires with buyers off DPCLT waiting list. Schedule buyers for an upcoming CLT orientation session. Provide buyers with DPCLT Homebuyer Application.

· Maintain a waiting list of income-eligible, potential buyers for the purchase of resale-restricted homes that come up for sale.

· Refer buyers to homebuyer education providers for one-on-one, credit report review, and income verification.

· Meet with prospective buyers and Realtors regarding available CLT homes.

· Provide (or arrange) pre-purchase education and provide CLT-specific orientation to interested potential CLT homebuyers to help them understand the benefits and responsibilities of CLT homeownership.

· Manage the homebuyer application process.

· Coordinate the fair selection of eligible homebuyer households for CLT homes in accordance with Homebuyer Selection Guidelines.

· Arrange suitable leasehold and traditional mortgage financing for qualified homebuyers.


Sale and Closing Responsibilities-

· Coordinate DPCLT’s sales and closing process for CLT homebuyers to ensure they meet eligibility requirements, assist the CLT Manager with the homebuyer selection process, ground lease execution, and lender underwriting and closing process.

· Work with the buyer on Income Verification, Mortgage Pre-Approval, and DPCLT homebuyer application.

· In collaboration with Marketing, manage list of available homes on the DPCLT website.

· Handle photography and virtual tours for website listing and load home information for fact sheet.

· Handle for-sale signs, lockboxes, additional signage, graphics, and donor riders.

· Show eligible buyers available CLT homes based on eligibility and mortgage preapproval.

· Assist the CLT Manager with the homebuyer selection and award process.

· Provide homebuyer with award letters for downpayment assistance, and for buyer selection if there is a waiting list for particular homes.

· In collaboration with the CLT Manager and legal counsel, work with buyer to complete the purchase agreement and disclosures.

· Assist the CLT Manager with ensuring buyer-required DPCLT, government, and other regulatory requirements are met within 30 days of executed purchase agreement.

· Assist the CLT Manager with contacting title, legal, lender, and buyer’s agent regarding requirements to ensure closing within contract deadline.

· Ensure buyer represented attorney meets with buyer for Ground Lease review and acceptance prior to closing.


Stewardship Responsibilities-

· As the first point of contact, respond to inquiries from homeowners including requests for approval of work performed, warranty claims, issues with the ground lease or other documents.

· Follow up with homeowners who may be behind on their ground lease or other payments owed to DPCLT. Monitor amounts owed and communicate with the CLT Manager if a homeowner is behind on their payments or their mortgage. If homeowners are in financial distress, connect them with resources for assistance.

· Coordinate the upkeep of unsold homes and any common areas DP is responsible for maintaining with DP’s property management department and third-party vendors.

· Assist with planning and participating in events to engage with our homeowners, with the goal of promoting a sense of community and belonging among our homeowners.
