JOB SUMMARY
This Senior Finance & Accounting Manager position is a pivotal role responsible for shaping property-wide financial strategies, driving operational excellence, and ensuring exceptional guest and team experiences. This leader develops and implements innovative strategies to enhance financial performance and efficiency, prepares and analyzes annual operating and reserve budgets for multiple associations, and provides actionable analytics to support the Board of Directors. The position oversees forecasting, sales and wage analyses, compliance with financial reporting standards, and manages all audits, reserve studies, capital improvement accounting, and insurance renewals. This leader also fosters a culture of integrity and continuous development within the finance and accounting team creating a high-performing, service-driven team dedicated to the property’s continued success.
CANDIDATE PROFILE
Education and Experience
- 4-year bachelor's degree in Finance and Accounting or related major; 2 years’ experience in the finance and accounting or related professional area.
OR
- Master's degree in Finance and Accounting or related major; no work experience required.
CORE WORK ACTIVITIES
Supports Financial Planning and Decision Making
- Develops means to improve financial performance and reserve health, including estimating cost and benefit, exploring new operational efficiencies and cost-saving opportunities.
- Analyzes and forecasts annual operating and reserve budgets for multiple associations.
- Compiles data used to analyze and monitor actual sales against projected sales.
- Analyzes differences between actual budgeted wages and forecasted wages for more accurate budget planning.
- Leads the preparation and presentation of annual operating and reserve budgets for approval by the Board of Directors. Identifies cost saving and productivity opportunities during budget reviews for management and Board committees.
- Collaborates with the leadership team in the development and implementation of a comprehensive annual business plan, aligned with the company’s strategic direction.
- Provides ongoing analytical support by monitoring the community’s financial position, reserve projects, and funding needs.
- Assists in producing accurate forecasts that enable operations to react to unplanned repairs, emergencies, or reserve requirements.
Leading Finance & Accounting Associates
- Utilizes interpersonal and communication skills to lead, influence, and encourage others; advocates sound financial/business decision making; demonstrates honesty/integrity; leads by example.
- Oversees internal, external and regulatory audit processes.
- Coordinates with third-party auditors, reserve specialists, and Regional Director of Finance as needed.
Anticipating and Delivering on the Needs of Key Stakeholders
- Understands and meets the needs of key stakeholders (Board of Directors, residents, auditors, management team, etc.).
- Communicates financial concepts in a clear and persuasive manner that is easy to understand and drives desired behaviors.
- Demonstrates an understanding of cash flow, reserve planning, and Board fiduciary obligations.
- Manages community cash flow, investments, and reserves in accordance with governing documents and Board policy.
Maintaining Finance and Accounting Goals
- Verifies all financial statements and reports are documented accurately.
- Monitors all taxes that apply, ensuring that taxes are current, collected and/or accrued.
- Submits reports in a timely manner, ensuring delivery deadlines.
- Develops and supports achievement of performance goals, budget goals, team goals, etc.
- Improves financial transparency and accountability throughout the community.
- Reviews audit issues to validate accuracy.
- Manages the payroll function to guarantee timely payment and accounting of compensation and benefits to all associates.
- Prepares monthly financial statements, variance reports, and cash flow analyses for Board review.
